November 2015 Luxury Real Estate Report New Hanover and Brunswick Counties
As of November 30, there are 164 homes in New Hanover County and 84 in Brunswick County with asking prices exceeding $1,000,000.
In New Hanover County, the luxury homes are concentrated in Landfall (31 active listings), Wrightsville Beach (29) and Figure Eight Island (23.)
In Brunswick County, nearly 40% (33) of the available million dollar homes are on Bald Head Island.
By far, the most expensive home on the market is 188 Beach Road South on Figure Eight Island. This property has been on the market since February 2013. The asking price is $6,500,000.
The next most expensive property is 2 Marina Street in Wrightsville Beach at $5,500,000. In addition to the house and a guest/rental apartment, it includes the Overbeck Marina with 17 boat slips.
November Closed Contracts
Six luxury homes in Brunswick County and three in New Hanover County closed during November. They included:

November Pending Sales
The month showed strong activity in the luxury market with 12 homes going under contract. The two with the highest asking prices are both on Figure Eight Island: 2 Sounds Point Road at $3,300,00 and 310 Beach Road North at $3,180,000. The final sales prices will not be made public until the deeds record after these properties close.
November New Listings
There were nine new listings of luxury homes, four in New Hanover County and five in Brunswick County. The most expensive new listing is at 6417 Quail Run Road in Wilmington. Listed at $2,490,000, this 6,500 square foot mansion sits on 4.5 acres and includes a heated pool, an indoor custom spa tub for 12 and deeded water access.
