12 Best Deals on the Market August 31, 2018

Since we don’t represent sellers or homes, we are in a unique and unbiased position to report on the current state of the tri-county area’s housing market. This is a list of the 12 Best Deals currently on the market. The list is somewhat objective, taking into account factors like price per square foot. But it is also subjective, because our team of experts look at a number of homes all in the same price range and then makes a judgement call on which property they believe represents the best bang for the buck. While not everyone may agree with our judgements, to be sure, you can be certain that our opinions are independent since we do not represent these properties or have a vested interest in their sale.

Since last week’s list, two of the homes we featured have gone under contract. One home,  was replaced on the list because a better deal, in our opinion, came on the market in the seven days. And one home was taken off our list after one of our agents did a walk through of the property.

BEST DEAL IN BALD HEAD ISLAND

67 Fort Holmes Trail

This home went on the market on August  24th. At $240 per square foot, it is more than $3 cheaper than the home we featured last week. The official listing brags that the home is newly remodeled including a new roof, refurbished pine floors, and fresh interior and exterior paint. The house has 4 bedrooms, 3 baths and more than 2,200 heated square feet. Asking price: $540,000

BEST DEAL IN HAMPSTEAD

109 North Belvedere Drive Unit 5

This 3 bedroom townhome debuts on our list after our featured Hampstead home from last week went under contract. At just $45.95 a square foot, this property has the lowest price ratio we’re featuring this week.  It was under contract in early August, but it went back on the market on the 11th. Collectively, the home has been on the market for 54 days.  The asking price is $146,500 and the sellers will pay $8,000 for a new roof assessment at closing. BEST DEAL IN MIDTOWN

1924 Wrightsville Avenue

This is another new home added to our list. According to the official listing, this home is one of the largest in the Carolina Place neighborhood. It has 5 bedrooms, 3 full baths and a formal study.  The original listing price was $325,000, but it has recently been dropped to $285,000. It is a short sale so of course, the bank has to approve any final offers.

 

 

 


BEST DEAL ON A HOUSE WITH A BOAT SLIP

8816 SHIPWATCH DRIVE

This home debuts on our list after our featured boat slip home went under contract last week. In this case, the boat slip is brand new. The house was built in 1986, but the boat slip was just constructed in April of 2018. The property also features a pool, private gazabo and personal putting green. BEST DEAL FIGURE 8 ISLAND

501 Beach Road North

For the second week in a row, this 4 bed room, three bath house tops the list of the 19 homes currently on the market on Figure 8 Island. 501 Beach Road has the lowest cost per square foot on the Island. At $427.13 per square foot, it is $20 cheaper than the next lowest house, and $1,000 cheaper than the most expensive home. The house has 3,863 heated square feet. List price is $1,650,000. BEST DEAL LANDFALL

1707 Pope Court

The offical listing of this home brags that it is “best price per square foot in Landfall,” and it is. At $114.68 a foot, it is $3 cheaper that the second lowest priced home. This house is located in the Villas at Landfall. It features 4 beds, 4 baths, and more than 5,000 heated square feet. The house has been on the market for 158 days and, in that time, the listing price has dropped by $24,000 to its current $575,000.

 


BEST DEAL DOWNTOWN

322 South 4th Street

This 104 year old home is now in its third week on the Market.  It’s located near the intersection of 4th and Nunn. The  asking price of $315,000 (or $143.77 per square foot.) It has 4 bedroom, 2 full baths and nearly 2,200 heated square feet. Click here for more information.

 

 


BEST DEAL ON A LUXURY PROPERTY

1902 Summer Sands Place

Among properties with a listed price of $1 million or more, this house has the best per square foot price at $179 a foot. It is located in the Highland Ridge Section of Landfall.  It has 5 bedrooms, 7 baths and more than 7,000 square feet of heated space. BEST DEAL ON A HOME WITH 2 PLUS ACRES

790 Little Macedonia Road NW

Sitting on more than 9 acres of land in Supply. This estate features fruit and pecan trees plus a grape vineyard, and a couple fishing ponds. The house has nearly 3,400 square feet with 3 bedrooms and 2 full baths. The listing price is $399,900 (or $118.31 per square foot.) BEST DEAL IN LELAND

This house over looks the 17th green at Magnolia Greens Country Club. It has been on the market for almost 2 years. It’s original asking price was $411,000 but it has dropped  to $360,000 (or  $80.97 per square feet) In addition, the sellers are offering another $15,000 towards any repairs or updating. BEST DEAL ON A HOME WITH BEACH ACCESS IN NEW HANOVER COUNTY

The owners have already dropped the price of this house by $55,000. The current listing price is $795,000 (or $115.17 per square foot.)  It’s located in the Kure Beach Village neighborhood which has its own private beach access. BEST DEAL ON A HOME WITH BEACH ACCESS IN BRUNSWICK COUNTY

123 Frigate Drive, Holden Beach

This home’s deeded beach access is located at the end of the street. The current homeowners have added a new front porch as well as “hurricane resistant windows.” The home has 3 bedrooms, 2 full baths and 1,700 square feet. BEST DEAL ON A HOME WITH BEACH ACCESS IN PENDER COUNTY

826 N Topsail Drive, Unit B Surf City

This has the potential to be a great second home or short term rental investment property. The townhouse has been on the market for just under a year. The orginal asking price was $519,000. It is now listed at $399,000 and  is a short sale. The home has 4 bedrooms, 4 baths, over 1,600 square feet and two oceanfront decks.
