12 Best Deals for November 9th, 2018

Since we don’t represent sellers or homes, we are in a unique and unbiased position to report on the current state of the tri-county area’s housing market. This is a list of the 12 Best Deals currently on the market. The list is somewhat objective, taking into account variables like price per square foot. But, it is also subjective, factoring in our team of experts’ judgment calls on which properties they believe represent the best bang for the buck. While not everyone may agree with our choices, to be sure, you can be certain our opinions are independent since we do not represent these properties or have a vested interest in their sale.

None of the homes we featured last week went under contract but two homes have been bumped for new listings that we think are even better deals.

Here is the list for November 16th.


165 Union Bethel Road

This home makes its debut on our list this week. It is about halfway from the center of Hampstead and Highway 210 (which is the turnoff towards Surf City) and is located in the much sought after Topsail School District. It is a single level home, with an unfurnished attic that could be turned into a bonus room or extra bedroom. The home has three bedrooms, two baths and more than 2,100 square feet on a half acre of land. Asking price is $180,000 or $83.57 per square foot.

1703 B South 41st Street, Wilmington

This townhome just went on the market on Tuesday. It’s centrally located near the intersection of College and Oleander. It has three bedrooms,  three bathrooms, but it is in need of some updating. In the interior pictures, you’ll see outdated wallpaper and carpeting that’s past its prime. According to the official listing, the unit has been used as a rental for several years. The unit debuts on our list with an asking price of $107,000 or $90.91 a square foot.

5447 Eastwind Road

This home had a slight price decrease in the last week. The sellers dropped the price by $4,000 down to $295,000. Our Social Media and Marketing Director, Doug Wahl and agent Debbie Freeman walked through the home the other day. The two of them had different opinions. If you’re like Debbie and prefer an open floor plan, this may not be the home for you. But if you are like Doug, and prefer something of a traditional style, with clear division and separation between rooms, then you will love this floorplan.  Doug also loved the third floor which could be used as a bonus/ media room or a man cave. The house also has two family rooms on the main floor along with a formal dining room. If you’re looking at a property like this one, then let’s just come out and say it: You better be prepared to invest in a riding lawn mower. Exclusive Buyer’s Agent Debbie Freeman visited this home last week and was blown away by the immaculate condition of the lawn. Now, not all of the 9 acres that make up this property are grass-covered. A good chunk is wooded. But the lawn is so big, that a push mower is out of the question. This is a home for someone who wants to be in a rural setting and loves their privacy.  This property is covered with fruit and pecan trees plus a grape vineyard, and a couple fishing ponds. Our agent, Tim Chappell, toured this home this past week. He was impressed by the beautiful crown molding and built-in cabinets, and he loved the fact that in the garage there is a staircase that allows you to bypass the main living area. The most unusual feature is the location of the refrigerator which is in a small room with the washer and dryer off the kitchen. For nine weeks, this home has earned its spot because it offers the lowest price per square foot in Landfall. Recently, the sellers have added 18 new windows and a new AC unit for the 3rd floor. There are two large rooms on the third floor (possibly a media room and bedroom/office) but there are no bathrooms on that level.

321 South 3rd Street

Our agent Debbie Freeman, toured this home a few days ago. The first thing she noticed was the lawns of both this home and the one immediately to its south were in need of a little TLC.  Inside, the home was well maintained, but she noted some chips in the plaster, and an area upstairs where it looks like a patch of the wooden floors was replaced.  But, if you love older homes, this one was built in 1897, then you will fall in love all the character and charm. This house is known as the Lucy M. Giles Home. It has four bedrooms (you have to walk through one bedroom to get to the master bedroom) and four bathrooms, plus a studio apartment that the current owners use as a rental.  The sellers have recently lowered their asking price by $40,000. The current price is $549,800.

710 Barber Road, Boiling Spring Lakes

We had much debate about this property. There were homes that have a lower price per square foot but they were located in “golf communities,” not on the course itself. There were also a few homes that overlooked 9 hole, par three courses, but they too were dropped from consideration. In the end, we choose this house that backs up to the 15th fairway of the Lakes Golf Course. The house is 3,200 square feet with four bedrooms and four baths. It also has a large media room and a fenced in backyard (to keep duffers from looking for stray shots.) It has been on the market for two months with an asking price of $319,000.

10174 Morecamble Blvd

The official listing of this home says it was “lived in hard” and after we toured it this week, that line may actually be an understatement. This home is priced well under its value, but any potential buyer needs to be ready to spend thousands of dollars on repairs. Most of the carpeting will need to be replaced, and the interior walls will need to be repainted. There are signs of possible water damage, some missing windows in the back, and the entire house is in need of a deep cleaning.  It is now in the hands of the Department of Veteran Affairs.  Its only 5 years old, and once restored will be a thing of beauty.  It has 5 bedrooms, 4 baths, and a new listing price of $324,000.

For the fourth week in a row, this home takes the top spot in the Luxury Category. The house is located off the 1st tee of the Dye Golf Course in Landfall. It is 6700 square feet with 4 bedrooms and 6 baths. It also offers an expansive walk-out basement that includes a game room, built-in bar, pool table, and leads out to a swimming pool. Exclusive Buyer’s Agent, Lori Smith, toured the home and says: “It has my all-time favorite kitchen  and the adjoining living room is amazing.” She also notes that the seller has offered to replace the carpet which is showing some wear.

Exclusive buyers agent, Debbie Freeman, recently toured this house. She loved the wood floors and the views. She also reported the washer and dryer are located underneath the kitchen counter just a few feet from the stove and stink.  This home’s deeded beach access is located at the end of the street. The home has three bedrooms, two full baths and 1,700 square feet.The new price is $379,000.

The beach access here belongs to the entire community.  This house is located in the Kure by the Sea neighborhood which has HOA dues of only $150 per year.
