11 Best Deals for November 23rd, 2018

Since we don’t represent sellers or homes, we are in a unique and unbiased position to report on the current state of the tri-county area’s housing market. This is a list of the 11 Best Deals currently on the market. The list is somewhat objective, taking into account variables like price per square foot. But, it is also subjective, factoring in our team of experts’ judgment calls on which properties they believe represent the best bang for the buck. While not everyone may agree with our choices, to be sure, you can be certain our opinions are independent since we do not represent these properties or have a vested interest in their sale.

Four of the homes we featured last week went under contract. And two others homes from last week have lowered their price making them an even better deal.

6133 Sugar Pine Drive, Beau Rivage Golf Course

This home in Beau Rivage Plantation makes its debut on our list. It overlooks the 7 tee box of the golf course. This four bedroom, three bath home, with more than 2,700 hundred square feet, takes the top spot in this category because its price per square foot is only $111.00… which is $15 dollars cheaper than the next house for sale on this golf course. Even if you don’t golf, this Cape Cod style home has a lot to offer: a rocking chair front porch, a spacious downstairs master suite with walk-in closet, hardwood floors, a large eat in kitchen, formal dining room, large den and back deck.  The house has been on the market for just under 3 months, and the home owners have already dropped the price by $10,000. Current asking price is $307,000.

1909 Hallmark, Wilmington

For the first time in 11 weeks, we have a new featured home in Landfall. The previous home went under contract after it was featured on our weekly segment on WECT News. Our new pick has the second lowest per square foot price in Landfall, but it won the top spot because the owners have gotten really creative with one of the upstairs bedrooms. They have turned it into a state of the art theater with soundproof walls, and two movie style recliners. The listing agent told us the sellers are willing to turn the room back into a traditional bedroom or leave it as movie theater depending on the buyer’s preference. The house also has a bonus room over the two car garage,  crown moldings, hardwood floors, large raised terrace and fenced rear yard. Asking price is $500,000

910 Dolphin Court 93, Wilmington

The townhome we featured last week was on the market for just 4 days before it went under contract. We expect this one will also go quickly, too. It’s not that this is a steal of a deal. Instead, it’s that properties in this price range very rarely come available in the midtown area. This three bedroom, two bath home was listed over the weekend. It is more than 1500 square feet, with large bedrooms. The master suite is 13 feet by 15 feet (which is large for a property of this size.) The main selling point will be the townhome’s location. It sits right off the intersection of South College and Wilshire in what is known as the Stonesthrow community. Asking price is $145,000 which breaks down to just over $94.00 per square foot.

165 Union Bethel Road

This home debuted on our list this week and the homeowners have already dropped the price by $8,000. It is about halfway from the center of Hampstead and Highway 210 (which is the turnoff towards Surf City) and is located in the much sought after Topsail School District. It is a single level home, with an unfurnished attic that could be turned into a bonus room or extra bedroom. The home has three bedrooms, two baths and more than 2,100 square feet on a half acre of land. Asking price is $172,500 or $82.14 per square foot.

813 Fort Fisher Boulevard S, Kure Beach

This makes it’s debut on our list this week, but it’s been on the market for about a year and a half. It is ocean front, comes fully furnished, and can be used as either a permanent residence or a short-term rental. According to the official listing, in 2017 this house produced $108,000 in income from out of towners who wanted to spend some time on the beach. The house has been updated recently with a new metal roof, new hot water heater, and a new AC system. It is estimated that the furnishings alone in this house are worth $50,000.  Asking price is $965,000.

123 Frigate Drive, Holden Beach

Exclusive buyers agent, Debbie Freeman, recently toured this house. She loved the wood look floors and the views but noted the washer and dryer are located underneath the kitchen counter just a few feet from the stove and stink.  This home’s deeded beach access is located at the end of the street. The home has three bedrooms, two full baths and 1,700 square feet.The new price is $379,000.

After Florence, this house was taken off the market for some roof repair, but it was put back on when the work was completed. This home comes fully furnished with four bedrooms, three baths and 2,300 square feet. It also comes with a deepwater boat slip on Banks Channel. The asking price is $559,000 or $243 per square foot.

For the second week in a row, the sellers of this home have dropped its price. It now stands at $289,000. Our Social Media and Marketing Director, Doug Wahl and agent Debbie Freeman walked through the home the other day. The two of them had different opinions. If you’re like Debbie and prefer an open floor plan, this may not be the home for you. But, if you are like Doug, and prefer something of a traditional style, with clear division and separation between rooms, then you will love this floorplan.  Doug also loved the third floor which could be used as a bonus/media room or a man cave. The house also has two family rooms on the main floor along with a formal dining room. If you’re looking at a property like this one, then let’s just come out and say it: You better be prepared to invest in a riding lawn mower. Exclusive Buyer’s Agent Debbie Freeman visited this home last week and was blown away by the immaculate condition of the lawn. Now, not all of the 9 acres that make up this property are grass-covered. A good chunk is wooded. But the lawn is so big, that a push mower is out of the question. The official listing of this home says it was “lived in hard” and after we toured it this week, that line may actually be an understatement. This home is priced well under its value, but any potential buyer needs to be ready to spend thousands of dollars on repairs. Most of the carpeting will need to be replaced, and the interior walls will need to be repainted. There are signs of possible water damage, some missing windows in the back, and the entire house is in need of a deep cleaning.  It is now in the hands of the Department of Veteran Affairs.  It’s only 5 years old, and once restored will be a thing of beauty.  It has 5 bedrooms, 4 baths, and a new listing price of $324,000.

For the fourth week in a row, this home takes the top spot in the Luxury Category. The house is located off the 1st tee of the Dye Golf Course in Landfall. It is 6700 square feet with 4 bedrooms and 6 baths. It also offers an expansive walk-out basement that includes a game room, built-in bar, pool table, and leads out to a swimming pool. Exclusive Buyer’s Agent, Lori Smith, toured the home and says: “It has my all-time favorite kitchen  and the adjoining living room is amazing.” She also notes that the seller ha offered to replace the carpet which is showing some wear. Asking price $ 1,099,500.
