Since we don’t represent sellers or homes, we are in a unique and unbiased position to report on the current state of the tri-county area’s housing market. This is a list of the Best Deals currently on the market. The list is somewhat objective, taking into account variables like price per square foot. But, it is also subjective, factoring in our team of experts’ judgment calls on which properties they believe represent the best bang for the buck. While not everyone may agree with our choices, to be sure, you can be certain our opinions are independent since we do not represent these properties or have a vested interest in their sale.

Four of the homes we featured last week have gone under contract, and another one has had a significant price drop. Here is the list for December 7th , 2018.

Best Deal on a Historic Home

416 South 19th Street, Wilmington

This home in Wilmington’s midtown area is 81 years old.  It’s located in the trendy Ardmore neighborhood which is filled with bungalows and cottage style homes built in the ’30s and ’40s. This house has a lot that separates it from others in the area. It is a rare four bedroom home. It has a large foyer, which you almost never see in a house of this style.  And although the closets aren’t huge, by today’s standards, they are not the micro size that was common back in the day. When we toured the house, we were impressed by the natural lighting and the original wood floors in the secondary bedrooms, living and dining areas. According to the listing agent, the home has recently been remodeled. Updates include stainless steel appliances, a new roof, and three-ton HVAC unit both installed in 2017.   The house has natural gas and off street parking. A couple of small drawback are the shed out back is showing its age and while functional both bathrooms are on the small side. Asking price is $258,500

Best Deal in Castle Hayne

634 Granite Lane

If you’ve been looking around for a while, you know it’s a challenge to find livable space for under $100 a square foot, much less a brand new home.  This house is built by D.R. Horton and is one of 37 in Riverdell Bay.  This fast-selling neighborhood has only three homes left including this one which is the model.  It has four bedrooms and three baths and sits on a prime lot with a pond view.  Other extras include an upgraded master bath, and a brand new washer, dryer and refrigerator.  Currently, the garage is being used as finished office space.  The builder is willing to leave it as is, which would mean more living space, or convert it back to a garage.  As an extra incentive, the seller is offering $4,000 toward closing costs if you use their preferred lender and attorney.  Frankly, we don’t see many negatives on this opportunity.  Asking price is $230,000.

Best Deal in the 28403 Zip Code

2103 Ascott Place

This home makes its debut on our list. It webt on the market in the spring. Over the months the homeowners have been dropping the price. Today, the asking price is $140,000 lower than where it stood just eight months ago. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the srping. At $125.50 per square foot, it is the lowest priced home in the neighborhood. The downstairs features an open floor plan with double story living room and a master bedroom with a sitting area. Last year the current owners put in a new roof, that comes with a transferrable 50-year warranty. Asking price is $435,500.

Best Deal in St. James Plantation

3203 St. James Drive

The property is rather large for a townhome. It includes the main residence which is 2,500 square feet with three bedrooms and two baths. In addition, there is a separate room, with its own entrance and kitchenette. Both the house and extra room overlook the Founder’s Club golf course. The house is being sold by the estate of its former owner. It went on the market in April, and since then the price has been reduced by $40,000. It’s currently listed at $269,000, making this the lowest price per square foot in the St. James development. The home also comes “mostly furnished.”

Best Deal on a Condo

Breezewood, Wilmington NC

We have a tie this week in this category. Currently, two units in the Breezewood complex (located near the intersection of George Anderson and Carolina Beach Road,) are on the market with the exact same price tag. The current listings are similar to others sales in this area over the last year. So, this is not a great deal in the sense that it’s never happened before. Instead, we have given it top honors because there is virtually nowhere else in Midtown where you could get a 1,400 square foot home, with the amenities of a clubhouse and community pool, for less money. Both units have vaulted ceilings in the master bedroom and large walk-in closets.  They both also have thier own laundry and run on natural gas. Asking price is $147,900 or $100.54 a square foot.

10174 Morecamble Blvd.

Since our last report, this home’s asking price has dropped by $25,000. It now sits at less than $76  a square foot. Remember this is for a home that is only five years old. The problem, as we’ve reported before,  is the need for a fair amount of cosmetic work. Any potential buyer needs to be ready to spend thousands of dollars on repairs. Most of the carpeting will need to be replaced, and the interior walls will need to be repainted. There are signs of possible water damage, some missing windows in the back, and the entire house is in need of a deep cleaning.  It is now owned by the Department of Veteran Affairs.  Once restored, it will be a thing of beauty.  It has 5 bedrooms, 4 baths, and a new listing price of $299,000.

1338 Grandiflora, Leland

After a home has been listed for a certain period of time potential buyers start becoming skeptical. They walk through a home wondering why no one has bought it. They almost convince themselves there must be something wrong. 1338 Grandifloria Drive has been on the market for more than 700 days, but when we toured it, we found it was in generally good condition. We think it’s one of the best deals we’ve seen in a while.  First, the home is huge. At just under 4,500 square feet, it is one of the largest in Magnolia Greens. You will love the kitchen. It is easily twice the size of a typical kitchen, with double ovens, double pantries, and two kitchen sinks.  The floors throughout the house are in good condition. And the two-story family room, with its huge windows, offers views of a pond and the 17th green of the golf course. The primary negative is its aging roof. Also, the largest bedroom suite is on the second floor, but there is a smaller suite downstairs that could be used as the master. The asking price is $360,000 (only $80.97 a square foot!) and the sellers are offering an additional $15,000 for any changes you’d like to make to the home.

813 Fort Fisher Boulevard S, Kure Beach

The asking price on this home is at least $175 per square foot less expensive than any ocean front home sold in Kure Beach this year. Listed at $965,00, it is currently used as a vacation rental and has generated $108,000 in 2017. We recently toured the home, and of course, fell in love with the panoramic ocean view.  Among the many positives: the home appears to be well maintained; it sits well behind the dune line and is equipped with hurricane shutters. The owners have recently added a new metal roof, new hot water heater, and a new AC system. The house is being sold fully furnished, with an estimated value of furnishings totaling $50,000.  The primary negatives are the bedrooms are on the smaller side, and there is no garage.

123 Frigate Drive, Holden Beach

Exclusive buyers agent, Debbie Freeman, recently toured this house. She loved the wood look floors and the views but noted the washer and dryer are located underneath the kitchen counter just a few feet from the stove and stink.  This home’s deeded beach access is located at the end of the street. The home has three bedrooms, two full baths and 1,700 square feet.The new price is $379,000.
