This is a list of the 12 Best Deals currently on the market. The list is somewhat objective, taking into account variables like price per square foot. But it is also subjective, factoring in our team of experts judgement calls on which properties they believe represent the best bang for the buck. While not everyone may agree with our choices, to be sure, you can be certain our opinions are independent since we do not represent these properties or have a vested interest in their sale.
Since last week’s list, one home we featured has gone under contract, one home’s status has been changed to “active contingent,” and the listing of another home has been cancelled.

This condo debuts on our list after last week featured beach property in New Hanover County went under contract. This ocean front property went on the market on the 1st of September. It is two stories, with 2 bedrooms and two baths. Asking price is $259,000 but the annual HOA dues are more than $15,000.

This home debuts on our list after last week’s featured Pender beach home changed to an active contingent status. This home comes fully furnished with 4 bedrooms, 3 baths and 2,300 square feet. For the 3rd week in a row, this homes takes the spot for beach access property in Brunswick County. Its deeded beach access is located at the end of the street. The current homeowners have added a new front porch as well as “hurricane resistant windows.” The home has 3 bedrooms, 2 full baths and 1,700 square feet. For the 2nd week in a row, this 4 bedroom, 3 bath, partially furnished home, tops the list on Bald Head Island. The official listing brags that the home is newly remodeled including a new roof, refurbished pine floors, and fresh interior and exterior paint. The asking price: $540,000, which breaks down to $240. per square foot.
BEST DEAL IN HAMPSTEAD

We heard from the listing agent of this 3 bedroom townhome last week after it debuted on our list. She told us she made a mathmatical mistake on the price-per square footage. Even after we made the adjustments this home is back on the list for a second week in a row. The new ratio is $91.91 a square foot. This property was under contract in early August, but it went back on the market. Collectively, the home has been on the market for 61 days. According to the official listing, this home is one of the largest in the Carolina Place neighborhood. It has 5 bedrooms, 3 full baths and a formal study. For the third week in a row, this 4 bed room, three bath house tops the list of the 19 homes currently on the market on Figure 8 Island. 501 Beach Road has the lowest cost per square foot on the Island. At $427.13 per square foot, it is $20 cheaper than the next lowest house, and $1,000 cheaper than the most expensive home. The house has 3,863 heated square feet. List price is $1,650,000. The offical listing of this home brags that it is “best price per square foot in Landfall,” and it is. At $114.68 a foot, it is $3 cheaper that the second lowest priced home. The house has been on the market for 158 days and, in that time, the listing price has dropped by $24,000 to its current $575,000.

Sitting on more than 9 acres of land in Supply, this estate features fruit and pecan trees plus a grape vineyard, and a couple fishing ponds.
