Since we don’t represent sellers or homes, we are in a unique and unbiased position to report on the current state of the tri-county area’s housing market. This is a list of the 12 Best Deals currently on the market. The list is somewhat objective, taking into account variables like price per square foot. But, it is also subjective, factoring in our team of experts’ judgement calls on which properties they believe represent the best bang for the buck. While not everyone may agree with our choices, to be sure, you can be certain our opinions are independent since we do not represent these properties or have a vested interest in their sale.
This is our first list since Hurricane Florence. In that time one home has been taken off the market because of damage. Two new homes have been added to our list, and a fourth home that we’ve been featuring for a few weeks has reduced its price by $20,000.

BEST DEAL DOWNTOWN
213 North 6th Street
This deal is worth checking out for anyone who wants to be in walking distance of the shops and restaurants in the downtown area. The house is called the Parmele Williams home. Next year it will celebrate its 170th birthday. The house has not always been located here. It was moved to it’s present spot in 1997. The house has 3 bedrooms, 3 baths and 2448 heated square feet. It is currently rented for $1,300 per month. Asking price $280,000.
BEST DEAL IN HAMPSTEAD
102 Collins Way
This is the first time we’ve featured a new construction on our list. At $90.17 there are only 5 homes in Hampstead with a lower price per square foot ratio, and all of those homes are either condos or modular homes. 102 Collins Way is located in the Villages of Olde Point. It was built by Mungo Homes of North Carolina. The official listing brags of a spacious front porch, natural light flowing into the living room, an angle staircase and a “capitvating” kitchen. The house has 6 bedrooms, 4 baths and is just over 4000 square feet. Listed price is $365,991.
BEST DEAL ON A HOME WITH 2 PLUS ACRES
790 Little Macedonia Road NW, Supply
This is the 4th week we’ve featuerd this estate in Supply. Since our last list the deal has gotten even better. The owners have dropped the price by $21,000. This home sits on more than 9 acres covered with fruit and pecan trees plus a grape vineyard, and a couple fishing ponds. The house has nearly 3,400 square feet with 3 bedrooms and 2 full baths. BEST DEAL ON A HOME WITH A BOAT SLIP
10209 Mariner’s Cove Court, Belville
This home is still on the market precisely because of Hurricane Florence. It is a foreclosure and it was schedule to go to the courthouse steps on the 20th of this month, but obviously that was postponed and as of now a new date has not been scheduled. The house has 4 bedrooms, 5 baths and more than 4,200 square feet. It also comes with a 30 foot boat slip. Asking price is $369,000 or $86.89 a square foot.
BEST DEAL ON A HOME WITH BEACH ACCESS IN PENDER COUNTY
114 Driftwood Drive, Surf City
This home debuts on our list after the previous home in this category was taken off the market because of roof and water damaged caused by the storm. Amazingly, this home located right across the street from the ocean survived Florence without any damage. The listing agent told us that some trees lost branches, but the lot has already been cleaned up and the house itself came through unscathed. It is a custom built house with beach access and canal access with a kayack launch. It has 3 bedrooms, 3 baths and 2300 square feet. Asking price is $545,000 (or $244.50 per square foot.)
BEST DEAL ON A HOME WITH BEACH ACCESS IN NEW HANOVER COUNTY
1100 SOUTH FORT FISHER BLVD # 802, Kure Beach
For the second time this condo holds the spot. This ocean front property went on the market on the 1st of September. We checked with the listing agent and was informed that the HOA is doing roof repairs following the storm, and there is a nearby sink hole but the interior suffered no damge. It is two stories, with 2 bedrooms and two baths. Asking price is $259,000, but note that the annual HOA dues are more than $15,000.
BEST DEAL ON A HOME WITH BEACH ACCESS IN BRUNSWICK COUNTY
123 Frigate Drive, Holden Beach
This home’s deeded beach access is located at the end of the street. According to the listing agent, the home lost some shingles because of Florence, but the problem as already been fixed. The current homeowners have added a new front porch as well as “hurricane resistant windows.” The home has 3 bedrooms, 2 full baths and 1,700 square feet. It has been on the market just over 70 days. For the 2nd week in a row, this 4 bedroom, 3 bath, partially furnished home, tops the list on Bald Head Island. The official listing brags that the home is newly remodeled including a new roof, refurbished pine floors, and fresh interior and exterior paint. The asking price: $540,000, which breaks down to $240, per square foot.
BEST DEAL IN MIDTOWN
1924 Wrightsville Avenue, Wilmington
According to the official listing, this home is one of the largest in the Carolina Place neighborhood. It has 5 bedrooms, 3 full baths and a formal study. The original listing price was $325,000, but it has recently been dropped to $285,000. It is a short sale so, of course, the bank has to approve any final offers.
BEST DEAL FIGURE 8 ISLAND
501 Beach Road North
For the 4th list in a row, this 4 bedroom, three bath house tops the list of the 19 homes currently on the market on Figure 8 Island. It did suffer roof damage during the recent storm, but we’re told by the listing agent that the damage is being repaired. 501 Beach Road has the lowest cost per square foot on the Island. At $427.13 per square foot, it is $20 cheaper than the next lowest house, and $1,000 cheaper per square foot than the most expensive home. The house has 3,863 heated square feet. BEST DEAL LANDFALL
1707 Pope Court
The offical listing of this home brags that it is “best price per square foot in Landfall,” and it is. At $114.68 a foot, it is $3 per square foot cheaper than the second lowest priced home. This house is located in the Villas at Landfall. It features 4 beds, 4 baths, and more than 5,000 heated square feet. The house has been on the market for 158 days and, in that time, the listing price has dropped by $24,000 to its current $575,000.
BEST DEAL ON A LUXURY PROPERTY
1902 Summer Sands Place, Wilmington
Among properties with a list price of $1 million or more, this house has the best per square foot price at $179 a foot. It is located in the Highland Ridge Section of Landfall. It has 5 bedrooms, 7 baths and more than 7,000 square feet of heated space. The house has been on the market for 284 days and is listed at $1,179,000. Click here for more information.

This house over looks the 17th green at Magnolia Greens Country Club. It has been on the market for almost 2 years. It’s original asking price was $411,000 but it has dropped to $360,000 (or $80.97 per square foot) In addition, the sellers are offering another $15,000 towards any repairs or updating.
