To earn the top spot in this category, a home has to be listed during the last week. In all 44, h0mes in the tri-county area came on the market between December 28st and January 3rd. The one we choose is located in the Lanvale Forrest subdivision in Leland. It was listed on Thursday with the lowest price per square foot for that area, it is $12 dollars per squarefoot less expensive than the next home currently for sale in the neighborhood. The house features wood look laminate flooring in the dining and living rooms. Columns separate the formal dining room from the living room which has a vaulted ceiling, making the room feel even more open. The kitchen is on the smaller side, but it’s updated with granite countertops, tiled backsplash, and stainless sgteel appliances. Three bedrooms are located on the first floor. A fourth bedroom, a FROG, and a bathroom, are located on the second floor. In all the house is more than 2,500 sq. feet. Asking price is $255,000.

BEST DEAL ON A TOWNHOUSE
4855 Tallow Trace 1, Shallotte
The numbers alone explain why this is a good deal: more than 2,000 square feet for less than $200,000. That is a combinati0n you very rarely see. The exterior of this townhomes looks similar to a bungalow built in the 1930s or ’40s. Are you surprised to learn that it was just constructed in 2007? According to the official listing the townhouse has been used as a second home by the current owners. Inside buyers will find an open floor plan, including a living room with a two-story ceiling. If you are looking for a modern kitchen, then this one is going to need some work. The cabinets are a lighter color than what is popular now, the countertops are not granite, and the green tiled backsplash will not work for everyone. But it offers bar seating and there’s plenty of room to make it functional. The master bedroom is downstairs with two large guest rooms and a loft on the second floor. The house comes “mostly” furnished. Also of note the hoa dues are $2,600 a year. That covers the lawn work and landscaping, and owners get access to an indoor pool and clubhouse. Asking price is $192,000.

Before we go into a big explanation as to why the numbers say this is a good deal, just glance at the picture and focus on the top floor. The entire fourth floor is the master suite. The official listing calls it a “sanctuary” and Exclusive Buyer’s Agent Kathleen Baylies agreed with that description when she toured the home. You enter into the suite through oversized french doors. Next to the bedroom is a large living area with fireplace. The suite also has a walk-in closet, bathroom with free-standing tub and a balcony that overlooks the sound. The heart of the house is located on the third floor, where the kitchen, living room and office all blend together in an open floor plan with windows that look out over the water. The second floor has three bedrooms and the first floor is the garage and entryway. And yes, there is an elevator to help you navigate all the levels. With an asking price of $1,775,000, this deal will be out of reach for most buyers, but for those in the luxury market, currently, there is no better price per square foot on the island for a single-family residence.

Exclusive Buyer’s agent Kathleen Baylies had a chance to tour this home. She was impressed with the size of the kitchen and the walk-in closet which has plenty of built-ins. She also mentioned all the natural light coming into the living room from three skylights. The property is rather large for a townhome. It includes the main residence which is 2,500 square feet with three bedrooms and two baths. In addition, there is a separate studio apartment, with its own entrance and kitchenette. Both the house and extra room overlook the Founder’s Club golf course. There are a few minor issues. The outside needs a good power washing, and the carpeting will need a deep cleaning or possibly to be replaced. There is an area of the ceiling, near the dining room, where the drywall tape that connects the ceiling and the wall is coming undone. That is not a particularly expensive problem, but if you’ve never done the work before, it can be a pain. The house is being sold by the estate of its former owner.. The home comes “mostly furnished.” Askng price $249,000
BEST DEAL IN LELAND

The first thing you will notice is how much space and room there is inside. The master suite, which is 20 by 16, has two walk-in closets and an “L” shaped bathroom which can only be described as ‘humongous.’ There is also a loft area as you enter the second floor that is the size of a typical living room. It would make for the perfect media room or man cave. The kitchen has laminate counter tops, not granite, and the wood floors are artificial but are in decent shape. The house is only two years old, which means the roof and HVAC unit are modern and should have many years of service ahead of them. Still, almost all of the interior walls need to be repainted, so any new buyer should plan on coming out of pocket with some “touch up” costs. The asking price is $289,900 which breaks down to $90.62 a square foot.

For the past year, a new neighborhood has been going up off of Country Club Road in Hampstead. It’s called the Villages of Old Point and it is being built by Mungo Homes of North Carolina. The homes are listed in the mid $200’s to the mid $300’s. They range in size from 1,600 up to 3,700 square feet. The one we chose as the best deal is a larger model. It is listed at $90.17 per square foot, which makes it not only the best deal in the neighborhood but throughout all of Hampstead. We toured the home recently and discovered the type of detail that typically is not found at this price point. There are granite counter tops, wood and tiled floors, and cabinet crown molding with tile backsplash in thekitchen. The house has 6 bedrooms, 4 baths and is just over 4,000 square feet. List price is $365,991.
BEST DEAL ON A HISTORIC HOME
416 South 19th Street, Wilmington
This 81 year old home is located in the trendy Ardmore neighborhood which is filled with bungalows and cottage style homes built in the ’30s and ’40s. This house has a lot that separates it from others in the area. It is a rare four bedroom home. It has a large foyer, which you almost never see in a house of this style. And, although the closets aren’t huge, by today’s standards, they are not the micro size that was common back in the day. When we toured the house, we were impressed by the natural lighting and the original wood floors in the secondary bedrooms, living and dining areas. The home has recently been remodeled. Updates include stainless steel appliances, a new roof, and three-ton HVAC unit, both installed in 2017. The house has natural gas and off street parking. A couple of small drawbacks are the shed out back is showing its age and, while functional, both bathrooms are on the small side. Asking price is $258,500.

This home went on the market in the spring. Over the months, the homeowners have dropped the price by $140,000. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the spring. At $125.50 per square foot, it is the lowest priced home in the neighborhood. The downstairs features an open floor plan with a double story living room and a master bedroom with a sitting area. Last year, the current owners put on a new roof that comes with a transferable 50-year warranty. Asking price is $435,500.

438 CHABLIS DRIVE
This home is located in the Vineyard Plantation subdivision near Porter’s Neck. At $96.64, it has the lowest price per square foot of homes in the neighborhood now on the market, and none of the 17 homes that have sold in the last year in Vineyard Plantation went for less. The official listing reports that it has an open floor plan and the only nine-foot tall ceilings in the subdivision. But, the master is on the second floor, which may be an issue for some buyers. In all, there are four bedrooms, three baths, and just over 3,200 square feet. Asking price is $313,500.
BEST DEAL ON A GOLF COURSE
1338 Grandiflora, Leland
After a home has been listed for a certain period of time potential buyers start becoming skeptical. They walk through a home wondering why no one has bought it. They almost convince themselves there must be something wrong. 1338 Grandifloria Drive has been on the market for more than 700 days, but when we toured it, we found it was in generally good condition. We think it’s one of the best deals we’ve seen in a while. First, the home is huge. At just under 4,500 square feet, it is one of the largest in Magnolia Greens. You will love the kitchen. It is easily twice the size of a typical kitchen, with double ovens, double pantries, and two kitchen sinks. The floors throughout the house are in good condition. And the two-story family room, with its huge windows, offers views of a pond and the 17th green of the golf course. The primary negative is its aging roof. Also, the largest bedroom suite is on the second floor, but there is a smaller suite downstairs that could be used as the master. The asking price is $360,000 (only $80.97 a square foot!) and the sellers are offering an additional $15,000 for any changes you’d like to make to the home.
