BEST DEAL ON A LUXURY HOME
605 Bradley Creek Point, Wilmington
According to the official listing this home was appraised for $1,150,000 in April. When the property first went on the market in November the homeowners listed it for less than the appraised value. This week they dropped the price by an additional $30,000. For those buyers in the high-end market, it would be hard to find a better deal than this one of a kind, custom home. It comes with all the extras including floor to ceiling windows, an elevator, and an indoor saltwater pool. In the kitchen, you’ll find a six burner gas stove, double convection ovens, and built-in refrigerator drawers. A new roof and two new HVAC units were installed last year. The 5,200 square foot home has four bedrooms and four baths. Asking price $995,000.
BEST DEAL ON A TOWNHOME
4524 Regent Drive Wilmington, NC
Let’s start with the negatives. It lacks the bells and whistles. The countertops are Formica, not granite, there’s no tiled backsplash, some of the carpeting will have to be replaced, and the wallpaper in one of the bathrooms is a bit dated. When we visited this week we noticed some separation between some of the planks in the wood floors. And,unless the buyer is single, living alone, then parking is going to be an issue. The unit has only a one car garage and the drive is on a step 45 degree angle. So what do we like about this place? The answer is how it compares to similar units that have sold here. Fairfield Park is a sought after neighborhood, and townhomes in this area don’t stay on the market very long. In November, a townhome with basically the same layout sold for $25,000 more than the asking price of this unit. This 1,340 square foot home has three bedrooms, two baths, and a one car garage. A new HVAC unit was installed in 2016 and a new Bosch dishwasher was installed in 2018. Asking price $200,000
BEST NEW DEAL ON A HOME WITH A POOL
4800 Grouse Woods Trail
This home makes its debut on our list. It is located in the Belmar neighborhood. We first noticed it because the price per square foot is lower than any other that has sold in this subdivision in the last year. This is a four bedroom, two and half bath house with just under 2,800 square feet. New carpeting was installed throughout the house last year. The downstairs has an open floor plan between the kitchen and living room. There’s also a formal dining room on the first floor and a smaller living area which could be used as a sitting room or an office. What we really like about this house is the back yard. It’s a nice sized lot surrounded by a privacy fence. In the middle of the yard is an inground pool. On the downside, it’s one of the highest price tags in the development. However, considering the size and condition, not to mention the pool, it is still a deal at $112 per square foot. The asking price asking price is $310,000.
BEST DEAL IN BURGAW
7971 Old River Road
This home is in the Morgan Cove neighborhood. It features three bedrooms, three baths, hardwood floors, and an over-sized main living area with a gas fireplace. It’s an open floor plan, with a formal dining room, and a laundry room leading to the two car garage. The house was built in 2007, in one of the most sought after neighborhoods in Burgaw. At $109.02, it is the lowest price per square listed in Morgan Cove in the last two years. The master bedroom, two guest rooms, and a large bonus room are located on the second floor. The owners have also added a small, metal building in the back yard which is currently being used for storage. Asking price is $254,900.
THE BEST DEAL ON A HOME WITH A BOAT SLIP
1019 Marshside Way, Leland
This home was recently featured on our weekly best deals segment on WECT. Highland Shores is a waterfront community tucked off Highway 133 in Leland, roughly 7 minutes from downtown Wilmington. According to the official listing, this home was once the private residence of the contractor who built many of the other homes in the subdivision. It has many upgrades including Brazilian cherry floors, built-in cabinets, vaulted and tray ceilings, master tile shower, crown molding, extra storage, surround sound and 3 separate heat/cool zones. Three bedrooms are located on the first floor in a split floorplan. The second floor has a fourth bedroom, two large bonus rooms, an office, and a cedar lined storage closet. Exclusive Buyer’s agent Debbie Freeman toured the home this week. She says the entire upstairs would make a great mother-in-law suite. Debbie also liked the backyard on a large, fenced lot, with a nice sized screen porch and deck. In the kitchen, she noticed a section of the granite countertops were not aligned correctly creating a large and unattractive seam. The home comes with a 30′ boat slip and 10,000 pound electric lift. There are currently 54 homes with boat slips on the market in the tri-county area. This house has the lowest price per square foot of all of them at $129.08. Asking price $475,000.
BEST DEAL IN WRIGHTSVILLE BEACH

Before we go into a big explanation as to why the numbers say this is a good deal, just glance at the picture and focus on the top floor. The entire fourth floor is the master suite. The official listing calls it a “sanctuary” and Exclusive Buyer’s Agent Kathleen Baylies agreed with that description when she toured the home. You enter into the suite through oversized French doors. The bedroom includes a large living area with fireplace. The suite also has a walk-in closet, bathroom with a free-standing tub and a balcony that overlooks the sound. The heart of the house is located on the third floor, where the kitchen, living room and office all blend together in an open floor plan with windows that look out over the water. The second floor has three bedrooms and the first floor is the garage and entryway. And yes, there is an elevator to help you navigate all the levels. With an asking price of $1,775,000, this deal will be out of reach for most buyers, but for those in the luxury market, there is no better price per square foot on the island for a single-family residence. BEST DEAL IN HAMPSTEAD

For the past year, a new neighborhood has been going up off Country Club Road in Hampstead. It’s called the Villages at Olde Point and it is being built by Mungo Homes of North Carolina. The homes are listed in the mid $200’s to the mid $300’s. They range in size from 1,600 to 3,700 square feet. The one we chose as the best deal is a larger model. It is listed at $90.17 per square foot, which makes it not only the best deal in the neighborhood but throughout all of Hampstead. We toured the home recently and discovered the type of detail that typically is not found at this price point. There are granite counter tops, wood and tiled floors, and cabinet crown molding with tile backsplash in the kitchen. The house has 6 bedrooms, 4 baths and is just over 4,000 square feet. List price is $365,991.
BEST DEAL ON A HISTORIC HOME
416 South 19th Street, Wilmington
This 81 year old home is located in the trendy Ardmore neighborhood which is filled with bungalows and cottage style homes built in the ’30s and ’40s. This house has several features that separate it from others in the area. It is a rare four bedroom home. It has a large foyer, which you almost never see in a house of this style. And, although the closets aren’t huge by today’s standards, they are not the micro size that was common back in the day. When we toured the house, we were impressed by the natural lighting and the original wood floors in the secondary bedrooms, living and dining areas. The home has recently been remodeled. Updates include stainless steel appliances, a new roof, and three-ton HVAC unit, both installed in 2017. The house has natural gas and off street parking. A couple o drawbacks are the shed out back is showing its age and, while functional, both bathrooms are on the small side. Asking price is $258,500.

This home went on the market in the spring. Over the months, the owners have dropped the price by $140,000. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the spring. At $125.50 per square foot, it is the lowest priced home in the neighborhood. The downstairs features an open floor plan with a double story living room and a master bedroom with a sitting area. Last year, the current owners put on a new roof that comes with a transferable 50-year warranty. Asking price is $435,500.

This home is located in the Vineyard Plantation subdivision near Porter’s Neck. At $96.64, it has the lowest price per square foot of homes in the neighborhood now on the market, and none of the 17 homes that have sold in the last year in Vineyard Plantation went for less. The official listing reports it has an open floor plan with nine-foot tall ceilings. The master is on the second floor, with a huge master bath and two huge walk-in closets. In all, there are four bedrooms, three baths, and just over 3,200 square feet. Asking price is $313,500. This home was recently featured on our weekly Best Deals segement on WECT news.
