This is a very unique property, perhaps the perfect location for an angler’s getaway. Let’s get the negative out of the way first, because it is a big issue. This home will not qualify for a VA or FHA loan. The reason is the home was built in 1972, and over the years the owners have added on to it. It started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that keep this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse. As the story goes, the wife did not like the smell of fish cooking, so the husband built a separate kitchen. The home also includes an additional storage unit and a fenced in storage area big enough for a fishing boat. Asking price $119,900.

BEST DEAL ON A LUXURY HOME
605 Bradley Creek Point, Wilmington
When this home was first featured on our list it had an asking price $155,000 below the appraised value. This week the potential equity grew to $250,000. On Thursday the owners slashed the price by an additional $95,000. Someone is going to get a great deal on this one of a kind custom built home. The property comes with all the extras including floor to ceiling windows, an elevator, and an indoor saltwater pool. In the kitchen, you’ll find a six burner gas stove, double convection ovens, and built-in refrigerator drawers. A new roof and two new HVAC units were installed last year. BEST DEAL IN CAROLINA BEACH

Some folks won’t consider a condo or a townhome because they think it will be too small. but would you change your mind if the property was more than 3,000 square feet? This is a huge condominium, six bedrooms (two are master suites) and four and a half baths. In addition, there are features like nine-foot ceilings, wood floors, granite counter tops, walk-in closets, walk-in shower, whirlpool tub and more. The real selling point may be the deck located on the top of the unit. From there you have panoramic views of the island and ocean. The average price per square foot in Carolina Beach is $222. This home is listed at $129.67 and it comes completely furnished. However, there are a couple of issues that any potential buyer needs to be cautious about. The unit is reported to have suffered some limited water damage. The seller’s agent told us they are looking into the problem. Secondly, if you visit the home, you will see the adjoining unit is not nearly as in good of shape. There is peeling paint; it needs to be power washed; and there’s a large chained link dog kennel on the front porch. Even so, you’d be hard pressed to get into a home, this large and this nice for anywhere near this price at the beach. Asking price $399,900
BEST NEW DEAL IN THE COUNTRY

Let’s start with the numbers. This 4,272 square foot home, with four bedrooms and three baths, on more than one acre of land, is only $65.52 a square foot. You’ll find this deal in Willard, North Carolina. The Pender County town is located halfway between Watha and Wallace. The home is in good shape, but perhaps slightly dated. It features a style, especially in the kitchen, that was more popular in the ’90s. Our favorite part of the house is the wrap-around porch. The house also includes an attached two car garage and a detached workshop. This is a bank owned foreclosure- and is being sold “as is.” Asking price $279,900.
BEST DEAL ON AN HISTORIC HOME
214 North 6th Street, Wilmington
This property was featured last week on Best Deals segment on WECT News. Built in 1907, this home could be the answer to a couple of dreams. If your goal is to find something older in the downtown area that is move-in ready, then this home checks all those boxes. It is also the answer for those who have been fantasizing about running a bed and breakfast. The city has very strict rules on where and how many B&B’s can be located in each block, but for those who choose, the purchase of this 6,000 square foot beauty comes with an already approved B&B permit. This is known as the McEachern House. It’s been featured in three historic home tours, and was chosen as the site for the 2014 Ribbon Cutting Ceremony for the Azalea Festival. The interior features a formal parlor, library, 10 fireplaces, pocket doors, huge bedrooms, incredible wood trim (especially on the first floor) and an updated kitchen with a six burner gas stove and a 12′ granite island. Outside, there’s a wrap around front porch and a screened porch in the back looking out on a fenced yard. It has five bedrooms, and five full baths. Most of the bedrooms don’t have closets, but they are of such good size, that an armoire would easily fit and match with the style. The asking price is $98.33 a square foot for a grand total of $595,000.
BEST DEAL ON A TOWNHOME
107 Painted Bunting, Hampstead
Just under 2,200 square feet, this townhome is actually bigger than many of the homes that surround it in the Forest at Belvedere subdivision. It has four bedrooms, which is a rare find in a townhome, and two and a half bathrooms. The master suite is located on the ground floor and gives access to a screened back porch. Since the house is on a corner lot, you’ll find a rather nice sized yard, and in the back, the yard leads to a wooded area that gives you a feeling of seclusion. This unit is rented and is under a lease agreement that expires at the end of May. Tw0 similar units sold in this development in the past year. They went for $111 and $118 per square foot. This one is listed at $103.31 for an asking price of $224,900.
BEST NEW DEAL ON A HOME WITH A POOL
4800 Grouse Woods Trail, Wilmington

This home is located in the Belmar Forest neighborhood. We first noticed it because the price per square foot is lower than any other that has sold in this subdivision in the last year. This is a four bedroom, two and half bath house with just under 2,800 square feet. New carpeting was installed throughout the house last year. The downstairs is open between the kitchen and living room. There’s also a formal dining room on the first floor and a smaller living area which could be used as a sitting room or an office. What we really like about this house is the back yard. It’s a nice sized lot surrounded by a privacy fence. In the middle of the yard is an inground pool. On the downside, at $310,000, the overall price is one of the highest in the development. However, considering the size and condition, not to mention the pool, it is still an excellent deal at $112 per square foot.
BEST DEAL IN ST. JAMES PLANTATION

There’s no mystery as to why we think this is a good deal. In the last year, 184 homes have sold in St. James. The median price of those homes was $152.66 per square foot. This house has an asking price of $105.32. The single story, brick-level home, is located on a corner lot. It has four bedrooms, two and a half baths, and just under 2,700 square feet. The home offers hardwood floors, Corian countertops, double ovens, whirlpool bathtub, a bidet, and plenty of built-in cabinets and bookshelves. Some buyers may find the dining room and bathroom wallpaper feels a little outdated. Even when you calculate the cost of replacing that, The current o, this home remains an incredible deal. Asking price $279,950.

This property went on the market in the spring. Over the months, the owners have dropped the price by $140,000. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the spring. At $125.50 per square foot, it is the lowest priced home in the neighborhood. The downstairs features an open floor plan with a double story living room and a master bedroom with a sitting area. Last year, the current owners put on a new roof that comes with a transferable 50-year warranty. Asking price is $435,500.
