It’s hard to get a sense, by the photographs alone, of the actual size of this house. It’s located off Masonboro Loop Road and it’s mammoth! At 6,066 there are only 19 larger homes currently for sale in New Hanover County and all of those come with a seven-figure price tag. By comparison, this home has an asking price of $725,000 or $119 per square. And, you still get all the custom extras including high soaring ceilings, Italian tile surrounding the fireplace, built-in bookshelves, wide plank hardwood flooring, plantation shutters, gourmet kitchen with double ovens and a five burner gas stove top. It has five bedrooms, 4 and a half baths, and in addition to a two car garage, there is a detached two car garage/shop.

Like our first featured home on the list, this house also photographs much smaller than it actually is. Built in 1966, at some point along the way, an owner decided to add a sunroom to the back of the house. It more than doubled the size of the structure. What we really like is the way the current owners are using the sunroom, they’ve turned it into a sophisticated man cave/ billiards lounge. The kitchen is a good size, the flooring appears to be in good condition, and the backyard is nearly a half acre. But there’s no garage, and even with a shed out in back, storage could be an issue. Asking price $169,900.

This home makes its debut on our list this week. It just went on the market on Tuesday at a price per square foot you rarely see in this subdivision. The median price in Porter’s Neck Plantation is $156 per square foot. This home has an asking price of $117.07. In fact, of the 58 homes that have sold here in the past year, only one went for a lower price, and that home was just 51 cents cheaper. The house has an open floor plan, with a downstairs master suite, floored attic, a screened porch, balcony, and deeded water rights to the Intracostal. In addition to the four bedrooms and four baths, there is also a media room and workout room which are both located above the garage. Before listing the home, the current owners replaced the roof earlier this year. While we would never call this home dated, above the main living area is a catwalk which harks back to the early 90’s. This is a very unique property, perhaps the perfect location for an angler’s getaway. Let’s get the negative out of the way first, because it is a big issue. This home will not qualify for a VA or FHA loan. The reason is the home was built in 1972, and over the years the owners have added on to it. It started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that keeps this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse. As the story goes, the wife did not like the smell of fish cooking, so the husband built a separate kitchen. The home also includes an additional storage unit and a fenced-in storage area big enough for a fishing boat. Asking price $119,900.
BEST DEAL ON A LUXURY HOME

Mathematically speaking, this is one of the best deal we’ve seen in a long time. This house has an asking price that is $250,000 under its assessed value. Someone is going to get a great deal on this one of a kind custom built home. The property comes with all the extras including floor to ceiling windows, an elevator, and an indoor saltwater pool. In the kitchen, you’ll find a six burner gas stove, double convection ovens, and built-in refrigerator drawers. A new roof and two new HVAC units were installed last year. BEST NEW DEAL IN THE COUNTRY
1831 Anderson Road, Willard
Let’s start with the numbers. This 4,272 square foot home with four bedrooms and three baths, on more than one acre of land, is only $65.52 a square foot. You’ll find this deal in Willard, North Carolina. The Pender County town is located halfway between Watha and Wallace. The home is in good shape, but perhaps slightly dated. It features a style, especially in the kitchen, that was more popular in the ’90s. Our favorite part of the house is the wrap-around porch. The house also includes an attached two car garage and a detached workshop. This is a bank owned foreclosure and is being sold “as is.” Asking price $279,900.
BEST DEAL ON AN HISTORIC HOME

This property was featured last month on Best Deals segment on WECT News. Built in 1907, this home could be the answer to a couple of dreams. If your goal is to find something older in the downtown area that is move-in ready, then this home checks all those boxes. It is also the answer for those who have been fantasizing about running a bed and breakfast. The city has very strict rules on where and how many B&B’s can be located in each block, but for those who choose, the purchase of this 6,000 square foot beauty comes with an already approved B&B permit. This is known as the McEachern House. It’s been featured in three historic home tours, and was chosen as the site for the 2014 Ribbon Cutting Ceremony for the Azalea Festival. Just under 2,200 square feet, this townhome is actually bigger than many of the homes that surround it in the Forest at Belvedere subdivision. It has four bedrooms, which is a rare find in a townhome, and two and a half bathrooms. The master suite is located on the ground floor and gives access to a screened back porch. Since the house is on a corner lot, you’ll find a rather nice sized yard, and in the back, the yard leads to a wooded area that gives you a feeling of seclusion. This unit is rented and is under a lease agreement that expires at the end of May. Tw0 similar units sold in this development in the past year. They went for $111 and $118 per square foot. This one is listed at $103.31 for an asking price of $224,900.
BEST DEAL IN THE 28403 ZIP CODE
2103 Ascott Place
This property went on the market in the spring. Over the months, the owners have dropped the price by $140,000. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the spring. At $125.50 per square foot, it is the lowest priced home in the neighborhood. The downstairs features an open floor plan with a double story living room and a master bedroom with a sitting area. Last year, the current owners put on a new roof that comes with a transferable 50-year warranty. Asking price is $435,500.
