BEST DEAL IN THE BLUFFS OF THE CAPE FEAR
By our count there are 16 developments in the tri-county area named “bluff” something or another. You’d be forgiven if you can’t keep them all straight. Although, having said that, The Bluffs on the Cape Fear, deserve to stand out. Like many new neighborhoods it has all the extra amenities: club house, pool, pickle-ball courts, walking trails, man-made lake, and future plans for a marina. This particular house made our list, because it gives you access to all the above for less than $400,000. The house offers an open floor plan with four bedrooms, four baths in just under 2,500 square. The house has everything you’d expect, like granite counter tops and stainless steel appliances. It even has some extras like a telescoping door that leads out to the screened porch. From there you have a perfect view of a beautiful outdoor fireplace, which may be our favorite part of the home. Asking price $379,900
THE BEST DEAL IN LANDFALL
813 Oak Creek Place, Wilmington
At the start of the week, this home had the lowest price per square foot in Landfall. Wednesday morning, the owners made it an even better deal when they lowered the price by $10,000. The current price per square foot is $145.35. To put that in perspective, 203 homes have sold in Landfall in the last year. Only three have went for a lower price per square foot. So, yes, this is a good deal on paper, but it’s not just the figures that we like. The home has been recently updated with a new roof, a new HVAC system, fresh exterior paint, new windows downstairs, and new carpeting upstairs. Plus the kitchen was remodeled a few years ago to include granite counter tops, double oven and a five burner gas stove top. The home was built in 1993 and still has some features that were popular at that time. For instance, the floor plan is more traditional with the kitchen, dining room and living room all separate from each other. With an asking price of $599,000, we think this home is a good value, particularly if you need a lot of space (4,120 sq. ft.) and value living in one of the area’s premier neighborhoods
THE BEST DEAL IN CAROLINA BEACH

This home makes it debut on our list this week. This is a relatively affordable option if you want a home with some space near the beach. It’s almost 2,600 square feet, with three bedrooms and four baths spread over three floor levels. The first floor includes a bonus room, home office, and a 2-car garage. The second contains the main living area and a guest bedroom. The master suite and an additional bedroom are on the third floor. If the idea of navigating three floors on a daily basis seems a bit daunting, there’s an existing shaft where you can install an elevator. Of course, almost any “deal” on the beach will come with some compromise. In this case, it’s the home’s proximity to Snow’s Cut Bridge. Only a couple hundred feet away, you are bound to hear the traffic on the bridge when you’re outside. But, if you’d appreciate being steps away from the Carolina Beach Greenway which runs along the shore of Snow’s Cut, having a public boat launch just down the street, and being a short bike ride (just 1.5 miles) from the ocean, it may be an inconvenience you’re willing to live with. Asking price is $395,000 or $152.27 a square foot, which is the lowest price per square foot for a townhome in Carolina Beach.
THE BEST DEAL ON A HOME WITH A BOAT SLIP

This home was recently featured on our weekly best deals segment on WECT. Highland Shores is a waterfront community tucked off Highway 133 in Leland, roughly 7 minutes from downtown Wilmington. This home was once the private residence of the contractor who built many of the other homes in the subdivision. It has many upgrades including Brazilian cherry floors, built-in cabinets, vaulted and tray ceilings, master tile shower, crown molding, extra storage, surround sound and 3 separate heat/cool zones. Three bedrooms are located on the first floor in a split floorplan. The second floor has a fourth bedroom, two large bonus rooms, an office, and a cedar lined storage closet. The backyard is on a large, fenced lot, with a nice sized screen porch and deck. The home comes with a 30′ boat slip and 10,000 pound electric lift. There are currently 54 homes with boat slips on the market in the tri-county area. This house has the lowest price per square foot of all of them at $119.56. Asking price $440,000.
BEST DEAL IN CAROLINA PLACE

Our Kathleen Baylies toured this house last week in her weekly report on WECT. You can click here to view the report. Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $151.09. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the back, but as is the case with many homes in this area, street parking is the norm, Asking price is $299,000.
BEST DEAL IN ROCKY POINT
34 Raven Drive, Rocky Point
This home has all the modern convinces and luxuries of a home built in 2008, and yet it has a lot of the style, like a wrap around front porch and crown molding, that is a throwback to an earlier time. The four bedroom, two and a half bath home, is located in the desirable Topsail school district. Other features include a first-floor master suite, tray ceilings, a large bonus room, screened porch, and a fenced back yard. Twenty-seven homes have sold in the Avendale subdivision in the last year. Only 3 have gone for a lower price per square foot (and all those prices were within $2 of this house.) Asking price $299,000.
BEST DEAL WITH A POOL
1860 Oak Harbour DR, Ocean Isle
On paper, this home jumps off the page as a good deal. It’s located in the Oak Harbour Phase Two neighborhood. In the past year, 7 homes have sold there ranging in price from $125 per square foot up to $175. This home is listed at just $89.66 per square foot. As for the pool, it is indoors in a 1,000 square foot room equipped with a bar and fireplace. The rest of the house has three bedrooms and four baths, including a large guest suite upstairs. Buyers will find some cosmetic issues. The carpeting needs to be replaced. The current paint colors will not work for everyone, and for a house this size, the kitchen is rather small. The listing agent also told us the new owners will need to make some repairs to the gutters. Even with the minor issues, to own more than 4,700 square feet, just five minutes from the beach, with community dock access, and a beautiful indoor pool, it’d be hard to find a better deal than this one. Asking price $424,900.
BEST DEAL IN THE 28403 ZIP CODE
2103 Ascott Place
Almost a year ago, in early April, this house came on the market with an asking price of $575,000. It is now listed for $175,000 less. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the spring. At $115.39 per square foot, it is the lowest priced home in the neighborhood. The downstairs features an open floor plan with a double story living room and a master bedroom with a sitting area. Last year, the current owners put on a new roof that comes with a transferable 50-year warranty. New asking price is $399,950.
BEST DEAL ON A LARGE HOME
6719 Finian Drive, Wilmington
It’s hard to get a sense, (from the photographs alone,) of the actual size of this house. It’s located off Masonboro Loop Road and it’s mammoth! At 6,066 square feet there are only 19 larger homes currently for sale in New Hanover County and all of those come with a seven-figure price tag. By comparison, this home has an asking price of $725,000 or $119 per square. You still get all the custom extras including high soaring ceilings, Italian tile surrounding the fireplace, built-in bookshelves, wide plank hardwood flooring, plantation shutters, gourmet kitchen with double ovens and a five burner gas stove top. It has five bedrooms, 4 and a half baths, and in addition to a two car garage, there is a detached two car garage/shop.
BEST DEAL UNDER $150,000
486 Hollyview Drive Bolvia
This is a very unique property, and it was featured by our Kathleen Baylies in her weekly report on WECT. Let’s get the negative out of the way first, because it could be a big issue for some buyers. The listing informaton suggest this home will not qualify for a VA or FHA loan. The reason is the home, which was built in 1972, started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that keeps this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse. As the story goes, the wife did not like the smell of fish cooking, so the husband built a separate kitchen. The home also includes an additional storage unit and a fenced-in storage area big enough for a fishing boat. Asking price $119,900.
BEST DEAL ON A LUXURY HOME
605 Bradley Creek Point, Wilmington
Mathematically speaking, this is one of the best deals we’ve seen in a long time. This house has an asking price $250,000 under its appraised value. Someone is going to get a great deal on this one of a kind custom built home. The property comes with all the extras including floor to ceiling windows, an elevator, and an indoor saltwater pool. In the kitchen, you’ll find a six burner gas stove, double convection ovens, and built-in refrigerator drawers. A new roof and two new HVAC units were installed last year.
