BEST DEAL ON PLEASURE ISLAND
1506 Makerel Lane, Carolina Beach
This nearly 3,000 square foot condominium makes its debut on our list this week. This home is five blocks from the ocean and from the shared rooftop deck, you can see the water. The average price per square foot in this part of the island for a townhome/condo is $196. By contrast, this home is a steal at $138.64. The first thing we like is the size. The master bedroom is large. In addition, the property has a “mini master” with its own ensuite bathroom. There are three other bedrooms and two bonus rooms that could be converted into sleeping areas if needed. We also liked the detail; including six-inch baseboards and triple crown molding. In the kitchen are all the perks today’s buyer is looking for, granite counter tops, tiled backsplash and stainless steel appliances. If we are going to be nit-picky, for a home this size the dining room was a little on the small size. Our main concern is navigating four floors without an elevator may be an issue for some buyers. Asking price is $409,000
BEST NEW DEAL ON THE MARKET
481 Marshview Court, Leland
UPDATE: UNDER CONTRACT APRIL 9, 2019
Here’s a chance for water-front living for just $107 per square foot. This home went on the market on Tuesday. It’s located on Town Creek and has a deep water private dock and access to a community boat launch. The kitchen features new white cabinets with pearl Granite counter tops and new stainless steel appliances. While most of the house has been updated, there is one bathroom where the color feels outdated. The wow factor in this home comes with the screened porch and backyard fire pit that overlooks the creek. The views here are amazing. Suprisngly the property is locatedoutside the flood zone and the current homeowners pay $450 a year for coverage. During Florence, some water did seep into the living room, but the damage has been fixed. Asking price $259,900

BEST DEAL ON A TOWNHOME
7423 Promontory CT, New Hanover County
This property proves that it’s still possible to own just a few minutes away from the beach without winning the lottery. In addition to being affordable, there’s also plenty of room. Plenty of living space with a living room that opens to the kitchen on the first floor. There’s a loft style family room on the second floor and a bonus room just down the hall. Plenty of closet space with a walk-in in the master suite and nice size units in the guest rooms. Plenty of room for parking with a two car garage and a driveway large enough for several guests. And plenty of green space with a lawn located at the end of a culdesac that you don’t have to mow because the HOA takes care of all that. The $300 per month HOA fees cover exterior maintenance of the home, water for irrigation, pest control, a termite bond, and trash removal. Other features we like include wood floors throughout the first level(except tile in the bathrooms) and a comfortable screened porch. Not everyone will like the green carpeting in the loft area, but the listing agent tells us that changing it to the new owner’s preference is negotiable. The best part, in our opinion, is getting this much property this close to the Pleasure Island beaches for this low a price. From doorstep to beach sand is 3.2 miles or 6 minutes. BEST DEAL ON A HOME BELOW $200,000
809 Chestnut Street, Wilmington
The only word to describe this house is “cute.” Even if this is not what you are looking for, we highly recommend following the link below and checking out the interior pictures. They belong on Pinterest or HGTV. The way this is decorated proves you can do a lot with a little space. Built in 1913, this home has over 1,400 square feet with three bedrooms and two baths. The owners have fitted the master bath with a free standing claw foot tub. The kitchen is a nice size, especially for a house this age, and it’s done in a country style with plenty of open shelves. What really separates this home from others in the area is the outdoor living space, (pictured above.) The home is currently used as an investment property with a monthly rent of $1200. Some issues of concern are the lack of off street parking and, while this is in a part of town that is being revitalized, some of the other homes in the area don’t look anywhere near as nice as this one. Asking price $197,000.
BEST NEW DEAL IN THE COUNTRY
1831 Anderson Road, Willard
Let’s start with the numbers. This 4,272 square foot home with four bedrooms and three baths, on more than one acre of land, is only $63.18 a square foot. You’ll find this deal in Willard, North Carolina. The Pender County town is located halfway between Watha and Wallace. The home is in good shape, but perhaps slightly dated. It features a style, especially in the kitchen, that was more popular in the ’90s. Our favorite part of the house is the wrap-around porch. The house also includes an attached two car garage and a detached workshop. This is a bank owned foreclosure and is being sold “as is.” Asking price $269,900.
BEST DEAL IN THE BLUFFS ON THE CAPE FEAR
3769 Goden Pear Run NE, Leland

By our count, there are 16 developments in the tri-county area named “bluff” something or another. You’d be forgiven if you can’t keep them all straight. Having said that, The Bluffs on the Cape Fear, deserve to stand out. Like many new neighborhoods, it has all the extra amenities: clubhouse, pool, pickle-ball courts, walking trails, man-made lake, beach clubhouse at Oak Island and future plans for a marina. This particular house made our list, because it gives you access to all the above for less than $400,000. The house offers an open floor plan with four bedrooms, four baths in just under 2,500 square. The house has everything you’d expect, like granite countertops and stainless steel appliances. It even has some extras like a telescoping door that leads out to the screened porch. From there you have a perfect view of a beautiful outdoor fireplace, which may be our favorite part of the home. Asking price $379,900
THE BEST DEAL ON A HOME WITH A BOAT SLIP
1019 Marshside Way, Leland
This home was recently featured on our weekly best deals segment on WECT. Highland Shores is a waterfront community tucked off Highway 133 in Leland, roughly 7 minutes from downtown Wilmington. This home was once the private residence of the contractor who built many of the other homes in the subdivision. It has many upgrades including Brazilian cherry floors, built-in cabinets, vaulted and tray ceilings, master tile shower, crown molding, extra storage, surround sound and 3 separate heat/cool zones. Three bedrooms are located on the first floor in a split floorplan. The second floor has a fourth bedroom, two large bonus rooms, an office, and a cedar lined storage closet. The backyard is on a large, fenced lot, with a nice sized screen porch and deck. The home comes with a 30′ boat slip and 10,000 pound electric lift. There are currently 54 homes with boat slips on the market in the tri-county area. This house has the lowest price per square foot of all of them at $119.56. Asking price $440,000.
BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Our Kathleen Baylies toured this house earlier this month in her weekly report on WECT. You can click here to view the report. Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $151.09. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the back, but as is the case with many homes in this area, street parking is the norm. Asking price is $299,000.
BEST DEAL IN THE 28403 ZIP CODE
2103 Ascott Place
Almost a year ago, in early April, this house came on the market with an asking price of $575,000. It is now listed for $175,000 less. This custom built home is in the South Oleander neighborhood, an area known for its stately homes, large lots and beautiful flowering trees and shrubs in the spring. At $115.39 per square foot. It’s low price reflects the fact that it needs some maintence work to really make it sign. The downstairs features an open floor plan with a double story living room and a master bedroom with a sitting area. Last year, the current owners put on a new roof that comes with a transferable 50-year warranty. New asking price is $399,950.
BEST DEAL ON A LARGE HOME
6719 Finian Drive, Wilmington
It’s hard to get a sense from the photographs alone of the actual size of this house. It’s located off Masonboro Loop Road and it’s mammoth! At 6,066 square feet there are only 19 larger homes currently for sale in New Hanover County and all of those come with a seven-figure price tag. By comparison, this home has an asking price of $725,000 or $119 per square. You still get all the custom extras including high soaring ceilings, Italian tile surrounding the fireplace, built-in bookshelves, wide plank hardwood flooring, plantation shutters, gourmet kitchen with double ovens and a five burner gas stove top. It has five bedrooms, 4 and a half baths, and in addition to a two car garage, there is a detached two car garage/shop.
BEST DEAL UNDER $150,000
486 Hollyview Drive, Bolvia
This is a very unique property, and it was featured by our Kathleen Baylies in her weekly report on WECT. Let’s get the negative out of the way first, because it could be a big issue for some buyers. The listing information suggest this home will not qualify for a VA or FHA loan. The reason is the home, which was built in 1972, started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that may keep this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse. As the story goes, the wife did not like the smell of fish cooking, so the husband built a separate kitchen. The home includes an additional storage unit and a fenced-in storage area big enough for a fishing boat. Asking price $119,900.
