Two of the homes that we featured last week went under contract, another two lowered their price making them even better deals. Here is the list of the best deals for April 19, 2019.
BEST DEAL ON A LUXURY PROPERTY
134 Sound View Drive, Hampstead
The house we have chosen is right in the center of this photo, the one with the green roof. We’re using this wide view because there are two options to buy this property. The first, for $985,000. includes a 50′ deeded boat slip which you can see in this picture. If you do not own a boat or need the slip, you can purchase just the house for $899,000. In our opinion, both are good deals, but the one we are acknowledging in this article includes the slip. The house is located near the Harbor Marina, which is part of Belvedere Plantation. It is just over 3,800 square feet with 3 bedrooms and 4 bathrooms. The WOW FACTOR comes from the floor to ceiling windows, (which provide views of the intracostal and Topsail Island) and the Douglas Fir wood beams used in the main living areas. The house also includes double ovens, gas stoves, wet bar, outdoor speaker system, an oversized walk-in closet (actually the size of another bedroom) and an elevator. What makes this place special is the quality and craftsmanship of the construction.
BEST DEAL IN HAMPSTEAD
181 Cornel Lane
This home makes its debut on our list this week. It went on the market this past weekend. It’s located on more than one acre of land on Dogwood Lake. The entire residence is 5300 square feet, 1300 of which comes from an unfinished walkout basement. There is an open floor plan with a large great room that flows into the kitchen. Other features include crown molding, granite counter tops gas stove, tiled backsplash and wood floors. In addition to the main living area, the downstairs features an office, formal dining and living room and sunroom. All four bedrooms are on the second floor. In some of the rooms upstairs, the carpeting looks worn and may need to be replaced. With an asking price of $419,000 this home breaks down to just $79.72 a square foot.
BEST NEW DEAL ON THE MARKET
1699 Leland School Road, Leland
In the last week, a total of 279 homes were listed in the tri-county area. The one we choose as the best deal came on the market on Saturday. In the past 12 months, throughout the entire 28451 zip code, only 9 0ther similar size homes, were listed at a lower price per square foot. Some of those were badly damaged in Florence and were listed “as-is.” The address here makes it appear that this is off of the main road, but it’s actually tucked away. At $174,000 ($94.16 a square foot) you’re not going to get all the perks that would be found with a more expensive purchase. Instead of hardwood floors, this house features laminate floors. Instead of granite countertops, there are granite like laminate countertops. One side note, that may cause some buyers to come out of pocket right away with additional funds, is the 700 square foot attic space. The current owners started the process of converting it into a bonus room but the job is not complete. For the handyman or handywoman, the job could probably be finished in a long weekend.
BEST DEAL ON A HOME BELOW $200,000
809 Chestnut Street, Wilmington
UPDATE: PRICE LOWERED BY $3,000
The way this is decorated proves you can do a lot with a little space. Built in 1913, this home has just over 1,400 square feet with three bedrooms and two baths. The owners have fitted the master bath with a free standing claw foot tub. The kitchen is a nice size, especially for a house this age, and it’s done in a country style with plenty of open shelves. What really separates this home from others in the area is the outdoor living space (pictured above.) The home is currently used as an investment property with a monthly rent of $1200. Some issues of concern are the lack of off street parking and, while this is in a part of town that is being revitalized, some of the other homes in the area don’t look anywhere near as nice as this one. The new asking price $194,000.
THE BEST DEAL ON A HOME WITH A BOAT SLIP
1019 Marshside Way, Leland
UPDATE: PRICE LOWERED BY $15,000
For the second time in less than a month, the owners of this house have lowered it’s price. It now sits at $115 per square foot. Kathleen Baylies recently featured this house on our weekly best deals segment on WECT. This home has many upgrades including Brazilian cherry floors, built-in cabinets, vaulted and tray ceilings, master tile shower, crown molding, extra storage, surround sound and 3 separate heat/cool zones. Three bedrooms are located on the first floor in a split floorplan. The second floor has a fourth bedroom, two large bonus rooms, an office, and a cedar lined storage closet. The backyard is on a large, fenced lot, with a nice sized screened porch and deck. The home comes with a 30′ boat slip and 10,000 pound electric lift. The new asking price is $425,000.
BEST DEAL IN CASTLE HAYNE

Where in New Hanover County are you going to find 2,800 square feet for less than $260,000? From the outside, this home looks unassuming, but we were pleasantly surprised the moment we walked in the front door. You can get a tour of this house by watching Kathleen Baylies in her weekly report on WECT. The hardwood floors appear to be in great condition. There’s a ton of natural light flowing into all the rooms. The kitchen has stainless steel appliances and an island counter with a six burner stove top. The counters are not granite, but the Formica is in great shape and would only need to be replaced as a preference. The living and dining rooms are huge and the master bedroom is especially large. There’s also a mini master with its own full bath and an office that could easily function as a guest bedroom. The wow factor comes from the closets! The master walk-in closet is what you’d expect to find in a home priced two or three times more. There is also a walk-in closet in the guest bedroom that is a nice size. You won’t be surprised if there are a few potential drawbacks. One of those is the house is on a septic system that is permitted for only two bedrooms. Still, at $89 a square foot, this is a deal. Asking price $259,900.
BEST DEAL ON PLEASURE ISLAND
1506 Mackerel Lane, Carolina Beach
This nearly 3,000 square foot condominium was featured earlier this month on Kathleen Baylies report on WECT. Click here to view the segment. This home is five blocks from the ocean and from the shared rooftop deck, you can see the ocean. The average price per square foot in this part of the island for a townhome/condo is $196. By contrast, this home is a steal at $138.64. The first thing we like is the size. The master bedroom is large. In addition, the property has a “mini master” with its own ensuite bathroom. There are three other bedrooms and two bonus rooms that could be converted into sleeping areas if needed. We also liked the detail; including six-inch baseboards and triple crown molding. In the kitchen are all the perks today’s buyer is looking for, granite counter tops, tiled backsplash and stainless steel appliances. If we are going to be nit-picky, for a home this size the dining room was a little on the small size. Our main concern is navigating four floors without an elevator may be an issue for some buyers. Asking price is $409,000
BEST DEAL ON A TOWNHOME
7423 Promontory Ct. Wilmington
This property proves that it’s still possible to own just a few minutes away from the beach without winning the lottery. In addition to being affordable, there’s also plenty of room. Plenty of living space with a living room that opens to the kitchen on the first floor. There’s a loft style family room on the second floor and a bonus room just down the hall. Plenty of closet space with a walk-in in the master suite and nice size units in the guest rooms. Plenty of room for parking with a two car garage and a driveway large enough for several guests. And plenty of green space with a lawn located at the end of a culdesac that you don’t have to mow because the HOA takes care of all that. The $300 per month HOA fees cover exterior maintenance of the home, water for irrigation, pest control, a termite bond, and trash removal. Other features we like include wood floors throughout the first level (except tile in the bathrooms) and a comfortable screened porch. Not everyone will like the green carpeting in the loft area, but the listing agent tells us that changing it to the new owner’s preference is negotiable. The best part, in our opinion, is getting this much property this close to the Pleasure Island beaches for this low a price. From doorstep to beach sand is 3.2 miles or 6 minutes. BEST DEAL IN THE BLUFFS ON THE CAPE FEAR

By our count, there are 16 developments in the tri-county area named “bluff” something or another. You’d be forgiven if you can’t keep them all straight. Having said that, The Bluffs on the Cape Fear, deserve to stand out. Like many new neighborhoods, it has all the extra amenities: clubhouse, pool, pickle-ball courts, walking trails, man-made lake, beach clubhouse at Oak Island and future plans for a marina. This particular house made our list, because it gives you access to all the above for less than $400,000. The house offers an open floor plan with four bedrooms and four baths in just under 2,500 square feet. The house has everything you’d expect, like granite countertops and stainless steel appliances. It even has some extras like a telescoping door that leads out to the screened porch. From there you have a perfect view of a beautiful outdoor fireplace, which may be our favorite part of the home. Asking price $379,900.
BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Our Kathleen Baylies toured this house earlier this month in her weekly report on WECT. You can click here to view the report. Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $151.09. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the back, but as is the case with many homes in this area, street parking is the norm. Asking price is $299,000.
