Three of the homes that we featured last week went under contract. Here is the list of the best deals for April 26, 2019.
THE BEST DEAL IN Ocean Forest Lakes
304 Okeechobee Rd, Wilmington
This house caught our attention on Tuesday when the owners reduced its price by $10,000. The price per square foot now stands between $15 to $35 less than anything else in the neighborhood. In addition to the price, there are other things we like. The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. The house sits on high ground, out of the flood zone, with a deck that overlooks the back yard. We were most impressed by the size of the media/bonus room and the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $389,995.
THE BEST DEAL ON A GOLF COURSE
489 River Bluff Drive 4, Shallotte
The Arnold Palmer designed River’s Edge Golf Club in Shallotte is surrounded by several different townhome communities. Most of them are three bedrooms, 4 bath units, around 1,700 square feet with listing prices in the low 200’s. But along the course’s back 9, is a development that can not be compared to any of the others. There is townhome living and then there is luxury living. The homes on River Bluff Drive fit into the luxury category. They are all over 2,500 square feet, with four bedrooms, four baths, and the modern perks of granite countertops, walk-in pantries and closets, crown molding, private elevators, hardwood floors and so much more. In the past year, 7 of these units have come on the market, most ranging between $324,000 and $359,000 in price. The one we think is the best deal of them all has been listed at $299,000 and it comes fully furnished. In addition, home buyers also get access to a community gym, an indoor and outdoor pool and an oceanfront clubhouse on Holden Beach.
BEST DEAL ON A LUXURY PROPERTY
134 Sound View Drive, Hampstead
The house we have chosen is right in the center of this photo, the one with the green roof. We’re using this wide view because there are two options to buy this property. The first, for $985,000. includes a 50′ deeded boat slip which you can see in this picture. If you don’t want the slip, you can purchase just the house for $899,000. The house is located near the Harbor Marina, which is part of Belvedere Plantation. It is just over 3,800 square feet with 3 bedrooms and 4 bathrooms. The WOW FACTORS come from the floor to ceiling windows (which provide views of the Intracostal and Topsail Island) and the Douglas Fir wood beams used in the main living areas. The house also includes double ovens, gas stoves, wet bar, outdoor speaker system, an oversized walk-in closet (actually the size of another bedroom) and an elevator. What makes this place special is the quality and craftsmanship of the construction.
BEST DEAL ON A HOME BELOW $200,000
809 Chestnut Street, Wilmington
The way this is decorated proves you can do a lot with a little space. Built in 1913, this home has just over 1,400 square feet with three bedrooms and two baths. The owners have fitted the master bath with a free standing claw foot tub. The kitchen is a nice size, especially for a house this age, and it’s done in a country style with plenty of open shelves. What really separates this home from others in the area is the outdoor living space (pictured above.) The home is currently used as an investment property with a monthly rent of $1200. Some issues of concern are the lack of off street parking and, while this is in a part of town that is being revitalized, some of the other homes in the area don’t look anywhere near as nice as this one. The new asking price $194,000.
BEST DEAL IN CASTLE HAYNE
3912 Lynn Avenue
Where in New Hanover County are you going to find 2,800 square feet for less than $260,000? From the outside, this home looks unassuming, but we were pleasantly surprised the moment we walked in the front door. The hardwood floors appear to be in great condition. There’s a ton of natural light flowing into all the rooms. The kitchen has stainless steel appliances and an island counter with a six burner stove top. The counters are not granite, but the Formica is in great shape and would only need to be replaced as a preference. The living and dining rooms are huge and the master bedroom is especially large. There’s also a mini master with its own full bath and an office that could easily function as a guest bedroom. The wow factor comes from the closets! The master walk-in closet is what you’d expect to find in a home priced two or three times more. There is also a walk-in closet in the guest bedroom that is a nice size. You won’t be surprised if there are a few potential drawbacks. One of those is the house is on a septic system that is permitted for only two bedrooms. Still, at $89 a square foot, this is a deal. Asking price $259,900.
BEST DEAL ON PLEASURE ISLAND
1506 Mackerel Lane, Carolina Beach
This home is five blocks from the ocean and from the shared rooftop deck, you can see the ocean. The average price per square foot in this part of the island for a townhome/condo is $196. By contrast, this home is a steal at $138.64. The first thing we like is the size. The master bedroom is large. In addition, the property has a “mini master” with its own ensuite bathroom. There are three other bedrooms and two bonus rooms that could be converted into sleeping areas if needed. We also liked the detail; including six-inch baseboards and triple crown molding. In the kitchen are all the perks today’s buyer is looking for, granite counter tops, tiled backsplash and stainless steel appliances. If we are going to be nit-picky, for a home this size the dining room was a little on the small size. Our main concern is navigating four floors without an elevator may be an issue for some buyers. Asking price is $409,000
BEST DEAL IN THE BLUFFS ON THE CAPE FEAR
3769 Golden Pear Run NE, Leland
By our count, there are 16 developments in the tri-county area named “bluff” something or another. You’d be forgiven if you can’t keep them all straight. Having said that, The Bluffs on the Cape Fear, deserve to stand out. Like many new neighborhoods, it has all the extra amenities: clubhouse, pool, pickle-ball courts, walking trails, man-made lake, beach clubhouse at Oak Island and future plans for a marina. This particular house made our list, because it gives you access to all the above for less than $400,000. The house offers an open floor plan with four bedrooms and four baths in just under 2,500 square feet. The house has everything you’d expect, like granite countertops and stainless steel appliances. It even has some extras like a telescoping door that leads out to the screened porch. From there you have a perfect view of a beautiful outdoor fireplace, which may be our favorite part of the home. Asking price $379,900.
BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $151.09. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. Asking price is $299,000.
BEST DEAL IN THE FARMS OF BRUNSWICK
217 Carolina Farms Blvd, Carolina Shores
Of 83 homes that have gone on the market in The Farm of Brunswick sudivision in the last year, this one is listed at the lowest price per square foot. The average price per square foot in this area is around $124. This home is listed at $94.55. Furthermore, a replica of this home went under contract last month with a listing price that was $30,000 more. The house offers the extras like views of a pond from the screened porch, and granite counter tops with stainless steel appliances in the kitchen. It features an open floor plan with a two-story living room, a downstairs master suite and office, and an upstairs mini-master/bonus room. In total there are five bedrooms, and four bathrooms in more than 3,000 square feet (and that number does not include a 200 square foot walk-in attic.) Plus all this is located in a community that offers a pool, clubhouse, playground, gym and even a cable and internet subscription for a monthly HOA fee of $164. We didn’t fall in love with some of the colors in the upstairs bedrooms. Still, for the price of a few cans of paint, we think you will come off way ahead in this deal. Asking price $289,900.
BEST DEAL ON A LARGE HOME
6719 Finian Drive, Wilmington
It’s hard to get a sense from the photographs alone of the actual size of this house. It’s located off Masonboro Loop Road and it’s mammoth! It is more than 6,000 square feet! It comes with all the custom extras including high soaring ceilings, Italian tile surrounding the fireplace, built-in bookshelves, wide plank hardwood flooring, plantation shutters, gourmet kitchen with double ovens and a five burner gas stove top. It has five bedrooms, 4 and a half baths, and in addition to a two car garage, there is a detached two car garage/shop. Asking price $725,000 or just $119 per square foot.
