BEST DEAL IN LANDFALL
813 Oak Creek Place, Wilmington

The gated community of Landfall is home to two private golf courses and is close to the Mayfaire Shopping district, and Wrightsville Beach. In our opinion, the best deal in Landfall is a 4,100 square foot home with four bedrooms and three baths. This week the listing price dropped to $139.53 per square foot. The average price in Landfall is about $190 per square foot. So, yes, this is a good deal on paper, but it’s not just the figures we like. The home has been recently updated with a new roof, fresh exterior paint, new windows downstairs, and new carpeting upstairs. The kitchen was remodeled a few years ago to include granite counter tops, double ovens and a five burner gas stove top. The home was built in 1993 and has a more traditional floorplan with the kitchen, dining room and living room all separate from each other. With an asking price of $575,000, we think this home is a good value, particularly if you need a lot of space and have an appreciation for living in one of the area’s premier neighborhoods.
THE MOST EXPENSIVE HOME IN NEW HANOVER COUNTY
7319 Carolina Beach Rd. Wilmington
To be sure this is a prime home at a prime price, but it is truly a one-of-a-kind deal. Even though this house is off of one of the busiest streets in town, we’re betting you probably never knew it existed. It sits on nearly 11 acres that fronts to the Intracoastal Waterway. This elegant estate includes a 6200 square foot main house, a two-bedroom carriage house, a three-bedroom guest house, and a pool house. The large indoor heated pool has a 50-foot extension for swimming laps; an expansive retractable movie screen for watching your favorite media while floating in the pool; his and her changing rooms; and an elevated area for all your professional exercise equipment. Inside the main house, even the most discriminating buyer will be impressed by all the custom features and details. BEST NEW DEAL ON THE MARKET
7483 Chipley Drive, Wilmington
There aren’t that many homes in Wilmington that is larger than 5,000 square feet and when you come across one, the price will likely be well above $500,000. By comparison, this 5,041 square foot home is listed at $389,900 or $77.34 per foot. It’s just under five years old, with three floors of living space. There are six bedrooms, with two master suites. While it doesn’t have an open floor plan, the creative use of interior windows and glass doors gives you a feeling of openness. The kitchen is large with granite counter tops, a center island, stainless steel appliances, and all the modern conveniences. The house also includes a formal dining room, an office, and an air-conditioned sunroom. As a former model home, it has some neat quirks. For instance, the oversized garage still has sample flooring as well as sample countertops and cabinets that could be used for extra storage. If a potential buyer needs all this room, one thing to consider is the relatively small driveway. It will fit about two cars. If the buyer has small children, then the size of the backyard may be an issue. It’s kind of on the small side. Still, there is nowhere else to find a place this large, and move-in condition at this price Asking price is $389,900.
BEST DEAL IN OLDE POINTE
773 Brunswick Place, Belville
This home was built in 1974, in the center colonial style that was popular in the day. But step inside the house and you will see a home updated to the modern age. We really like the barn doors that cover the entryway to the living room. Hardwood floors run throughout the downstairs. The kitchen has granite countertops, backsplash, and stainless steel appliances. The house also includes a bonus room, large pantry, tons of storage, a fire pit in the fenced backyard, and two staircases. Some buyers will also like the fact that there are no HOA fees. The asking price is $255,000 or $103.66 a square foot.
BEST DEAL IN ST. JAMES
2798 Lawton Court
St. James Plantation is one of Brunswick County’s premier communities, known for its golf and boat access. Over the past six months, larger homes (those over 3,000 sq. ft.) have sold for an average of $147 a sq. ft. This one is listed for just under $112. Built in 2000, this home has more than 4400 sq. ft. of living space, including three bedrooms – each with its own full bath. The home has a unique floor plan that makes it perfect for both formal and informal entertaining. If you enjoy cooking, you’ll love the large kitchen with double ovens and a Jennaire grill. Other nice touches in the home are two walk-in closets and a double-sided gas fireplace in the master suite, plantation shutters throughout the house, and a huge media room complete with a remote-controlled light-blocking shade, a rear-view projection system, and a wet bar. Added bonus is the three-car garage. The yard is in need of a little TLC, but at this price point, there’s margin to add landscaping and your personal touches throughout the interior. Asking price $495,900.
THE BEST DEAL ON A GOLF COURSE
489 River Bluff Drive 4, Shallotte
The Arnold Palmer designed River’s Edge Golf Club in Shallotte is surrounded by several different townhome communities. Most of them are three bedrooms, 4 bath units, around 1,700 square feet with listing prices in the low 200’s. But, along with the course’s back 9, is a development that can not be compared to any of the others. The homes on River Bluff Drive are all over 2,500 square feet, with four bedrooms, four baths, and the modern perks of granite countertops, walk-in pantries and closets, crown molding, private elevators, hardwood floors and so much more. In the past year, 7 of these units have come on the market, most ranging between $324,000 and $359,000 in price. The one we think is the best deal has been reduced to $294,999 and it comes fully furnished. In addition, home buyers also get access to a community gym, an indoor and outdoor pool and an oceanfront clubhouse on Holden Beach.
THE BEST DEAL IN OCEAN FOREST LAKES
304 Okeechobee Rd, Wilmington
The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. The house sits on high ground, out of the flood zone, with a deck that overlooks the back yard. We were most impressed by the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $389,995.
BEST DEAL IN CASTLE HAYNE
3912 Lynn Avenue
Where in New Hanover County are you going to find 2,800 square feet for less than $260,000? From the outside, this home looks unassuming, but we were pleasantly surprised the moment we walked in the front door. The wood floors appear to be in great condition. There’s a ton of natural light flowing into all the rooms. The kitchen has stainless steel appliances and an island counter with a six burner stove top. The counters are not granite, but the Formica is in great shape and would only need to be replaced as a preference. The living and dining rooms are huge and the master bedroom is especially large. There’s also a mini master with its own full bath and an office that could easily function as a guest bedroom. The wow factor comes from the closets! The master walk-in closet is what you’d expect to find in a home priced two or three times more. There is also a walk-in closet in the guest bedroom that is a nice size. You won’t be surprised if there are a few potential drawbacks. One of those is the house is on a septic system that is permitted for only two bedrooms. Still, at $89 a square foot, this is a deal. Asking price $259,900.
BEST DEAL ON PLEASURE ISLAND
1506 Mackerel Lane, Carolina Beach
This home is five blocks from the ocean and from the shared rooftop deck, you can see the ocean. The average price per square foot in this part of the island for a townhome/condo is $196. By contrast, this home is a steal at $138.64. The first thing we like is the size. The master bedroom is large. In addition, the property has a “mini master” with its own ensuite bathroom. There are three other bedrooms and two bonus rooms that could be converted into sleeping areas if needed. We also liked the detail; including six-inch baseboards and triple crown molding. In the kitchen are all the perks today’s buyer is looking for: granite counter tops, tiled backsplash and stainless steel appliances. If we are going to be nit-picky, for a home this size the dining room was a little on the small size and navigating four floors without an elevator may be an issue for some buyers. Asking price is $409,000
BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $151.09. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. Asking price is $299,000.
