BEST DEAL ON A HOME WITH AT LEAST TWO ACRES

BEST DEAL IN HISTORICAL DOWNTOWN
616 Chestnut Street, Wilmington
Built in 1895, this Queen Anne style home is a mixture of the elegance of the past along with modern conveniences. On the modern side, the kitchen has been completely renovated with a large eating area, concrete countertops, Sub-Zero glass door refrigerator/freezer, Meile dishwasher, wine cooler and triple stainless sinks. On the historic side are chandeliers, four decorative fireplaces, and a beautifully detailed staircase. Unlike a lot of downtown properties, this home does offer off street parking. People who love older homes know they have to make some concessions. In this case, the bedrooms and closets are on the small side. For those who want a lot of living space downstairs, and can deal with smaller sleeping quarters we think this is a good deal at $415,000
BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $149.01. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. Asking price is $294,900.
BEST DEAL IN LANDFALL
813 Oak Creek Place, Wilmington
The gated community of Landfall is home to two private golf courses and is close to the Mayfaire Shopping district, and Wrightsville Beach. In our opinion, the best deal in Landfall is a 4,100 square foot home with four bedrooms and three baths. This home is priced at $139.53 per square foot, the average price in Landfall is about $190 per square foot. So, yes, this is a good deal on paper, but it’s not just the figures we like. The home has been recently updated with a new roof, fresh exterior paint, new windows downstairs, and new carpeting upstairs. The kitchen was remodeled a few years ago to include granite counter tops, double ovens and a five burner gas stove top. The home was built in 1993 and has a more traditional floorplan with the kitchen, dining room and living room all separate from each other. With an asking price of $575,000, we think this home is a good value, particularly if you need a lot of space and have an appreciation for living in one of the area’s premier neighborhoods.
THE MOST EXPENSIVE HOME IN NEW HANOVER COUNTY
7319 Carolina Beach Rd. Wilmington
To be sure this is a prime home at a prime price, but it is truly a one-of-a-kind deal. Even though this house is off of one of the busiest streets in town, we’re betting you probably never knew it existed. It sits on nearly 11 acres that fronts to the Intracoastal Waterway. This elegant estate includes a 6200 square foot main house, a two-bedroom carriage house, a three-bedroom guest house, and a pool house. St. James Plantation is one of Brunswick County’s premier communities, known for its golf and boat access. Over the past six months, larger homes (those over 3,000 sq. ft.) have sold for an average of $147 a sq. ft. This one is listed for just under $112. Built in 2000, this home has more than 4400 sq. ft. of living space, including three bedrooms – each with its own full bath. The home has a unique floor plan that makes it perfect for both formal and informal entertaining. If you enjoy cooking, you’ll love the large kitchen with double ovens and a Jennaire grill. Other nice touches in the home are two walk-in closets and a double-sided gas fireplace in the master suite, plantation shutters throughout the house, and a huge media room complete with a remote-controlled light-blocking shade, a rear-view projection system, and a wet bar. Added bonus is the three-car garage. The yard is in need of a little TLC, but at this price point, there’s margin to add landscaping and your personal touches throughout the interior. Asking price $495,900.
THE BEST DEAL IN OCEAN FOREST LAKES
304 Okeechobee Rd, Wilmington
The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. The house sits on high ground, out of the flood zone, with a deck that overlooks the back yard. We were most impressed by the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $389,995.
BEST DEAL IN CASTLE HAYNE
3912 Lynn Avenue
Where in New Hanover County are you going to find 2,800 square feet for less than $260,000? From the outside, this home looks unassuming, but we were pleasantly surprised the moment we walked in the front door. The wood floors appear to be in great condition. There’s a ton of natural light flowing into all the rooms. The kitchen has stainless steel appliances and an island counter with a six burner stove top. The counters are not granite, but the Formica is in great shape and would only need to be replaced as a preference. The living and dining rooms are huge and the master bedroom is especially large. There’s also a mini master with its own full bath and an office that could easily function as a guest bedroom. The wow factor comes from the closets! The master walk-in closet is what you’d expect to find in a home priced two or three times more. There is also a walk-in closet in the guest bedroom that is a nice size. You won’t be surprised if there are a few potential drawbacks. One of those is the house is on a septic system that is permitted for only two bedrooms. Still, at $89 a square foot, this is a deal. Asking price $259,900.
BEST DEAL ON PLEASURE ISLAND
1506 Mackerel Lane, Carolina Beach
This home is five blocks from the ocean and from the shared rooftop deck, you can see the ocean. The average price per square foot in this part of the island for a townhome/condo is $196. By contrast, this home is a steal at $138.64. The first thing we like is the size. The master bedroom is large. In addition, the property has a “mini master” with its own ensuite bathroom. There are three other bedrooms and two bonus rooms that could be converted into sleeping areas if needed. We also liked the detail; including six-inch baseboards and triple crown molding. In the kitchen are all the perks today’s buyer is looking for: granite counter tops, tiled backsplash and stainless steel appliances. If we are going to be nit-picky, for a home this size the dining room was a little on the small size and navigating four floors without an elevator may be an issue for some buyers. Asking price is $399,000
