BEST NEW DEAL ON THE MARKET

We’re using an interior picture here because the indoor pool is what separates this home from the others that hit the market this week. In all 156 properties were listed in the tri-county area in the last seven days. At $82.74 this is one of the lowest priced per square foot homes of the bunch. This three bedroom, three and half bath house overlooks the Carolina Shores Golf Course. The house features an open floor plan with a step-down living room, formal dining room and updated kitchen (upgraded with granite countertops and stainless steel appliances.) In addition to the pool photographed here, owners will also have access to an outdoor community pool. Asking price is $322,777.

Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $143.96. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. BEST DEAL IN ST. JAMES

St. James Plantation is one of Brunswick County’s premier communities, known for its golf and boat access. Over the past six months, larger homes (those over 3,000 sq. ft.) have sold for an average of $147 a sq. ft. This one is listed for just under $112. Built in 2000, this home has more than 4400 sq. ft. of living space, including three bedrooms – each with its own full bath. The home has a unique floor plan that makes it perfect for both formal and informal entertaining. If you enjoy cooking, you’ll love the large kitchen with double ovens and a Jennaire grill. Other nice touches in the home are two walk-in closets and a double-sided gas fireplace in the master suite, plantation shutters throughout the house, and a huge media room complete with a remote-controlled light-blocking shade, a rear-view projection system, and a wet bar. Added bonus is the three-car garage. The yard is in need of a little TLC, but at this price point, there’s margin to add landscaping and your personal touches throughout the interior. The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. We were most impressed by the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $389,995.

ON THE WACCAMAW RIVER: 9692 Topcon Drive, Ash
This home will impress you right away with its warmth and character. The exterior features wood siding which creates a cozy log cabin feel. The rustic elegance continues inside with wood floors, wood walls, a wood ceiling with exposed beams and a stacked-stone fireplace.
