In May a total of 1.142, homes sold in New Hanover, Brunswick and Pender Counties. The Just For Buyers Realty team has studied each of those sales and crunched the numbers to find some hidden trends.
From May 2023 to May 2024, the average price of a home sold in the tri-county area of New Hanover, Brunswick, and Pender Counties increased by more than $50,000.
Inventory is coming back giving buyers more leverage. When compared to last year the number of homes making their debut on the market in May increased compared to last year by more than 16%
The numbers show that homes are sitting on the market for longer periods of time. Compared to last year, the average home remained on the market for an additional three days.
Buyers continue to gain leverage and negotiating power. This graphic illustrates the percentage of the asking price that sellers are receiving. That figure fell from May to May by more than one full percentage point.
