Since we don’t represent sellers or homes, we are in a unique and unbiased position to report on the current state of the tri-county area’s housing market. This is a list of the 12 Best Deals currently on the market. The list is somewhat objective, taking into account variables like price per square foot. But, it is also subjective, factoring in our team of experts’ judgment calls on which properties they believe represent the best bang for the buck. While not everyone may agree with our choices, to be sure, you can be certain our opinions are independent since we do not represent these properties or have a vested interest in their sale.
None of the homes we featured last week have gone under contract. The market is still trying to get back to normal following the storm and its recovery. Still, we have added one home to our list this week. It makes its debut after the owners have lowered its price.

BEST DEAL DOWNTOWN
916 North 5th Avenue
This charming 3 bedroom, 2 bath house makes its debut on our list after the owners have lowered its price by $5,000. Typically a house this age, in this area, at this price is going to be defined as a “fixer-upper.” But the OFFICIAL LISTING brags of many recent improvements and repairs including; wiring, plumbing, hot water heater, and a 2 zone HVAC system. The new asking price is $244,900.
BEST DEAL IN HAMPSTEAD
102 Collins Way
This home has been featured four weeks in a row, but for the first time instead of an artist rendering we can actually show you a picture of the home. This new construction is listed at $90.17 per square foot. There are only 5 homes in Hampstead with a lower price per square foot ratio, and all of those homes are either condos or modular homes. 102 Collins Way is located in the Villages of Olde Point. It was built by Mungo Homes of North Carolina. The official listing highlights a spacious front porch, natural light flowing into the living room, an angled staircase and a “captivating” kitchen. The house has 6 bedrooms, 4 baths and is just over 4000 square feet. Listed price is $365,991.

BEST DEAL IN MIDTOWN

For the second week in a row, this home takes our top spot in the Midtown area. It’s hard to tell from the picture, but this house actually has three floors. The third floor is a bonus/ media room that could be used as a fifth bedroom or a man cave. The house also has two family rooms on the main floor along with a separate dining room and laundry room plus screened in porch. Asking price is $299,000 which works out to $110.74 per square foot. BEST DEAL ON A HOME WITH BEACH ACCESS IN NEW HANOVER COUNTY

The beach access here belongs to the entire community. This house is located in the Kure by the Sea neighborhood which has HOA dues of only $150 per year. The home, with 3 bedrooms, 2.5 baths, multiple outdoor decks, and a widow’s watch with ocean views, is located on a cul-de-sac just 2 blocks from the ocean. It is NOT in the flood zone. And the listing agent told us that it made it through Hurricane Florence without any damage. BEST DEAL ON A HOME WITH BEACH ACCESS IN PENDER COUNTY

We visited this home earlier this week. Even though it has deeded beach access, it’s not your typical beach setting. Set in a maritime forest you’ll find this custom built house off a dirt road that runs perpendicular to the ocean. BEST DEAL ON A HOME WITH BEACH ACCESS IN BRUNSWICK COUNTY
123 Frigate Drive, Holden Beach
This home’s deeded beach access is located at the end of the street. This 4,237 square feet home is located directly across the street from the ocean. For the third week in a row, it takes the top spot on our list for Figure Eight Island. At $447.25, it is the lowest cost per square foot ratio on the island. 515 Beach Road North was built in 1998. It went on the market at the end of last year for an asking price of $1,895,000. The house has 5 bedrooms and 6 baths and ocean views throughout.

10174 Morecamble BLVD
This home is owned by the Department of Veterans Affairs and they are eager to sell it. It was first listed at the end of August for $355,000. A month later, they lowered the price to $339,000. The house was built in 2014. It has 5 bedrooms and 4 baths in just under 4,000 heated square feet. The official listing does warn that “The house has been lived in hard but would be a great opportunity for someone to restore this home to the beauty it once was.”

For the third week in a row, this 4 bedroom, 3 bath, partially furnished home, tops the list on Bald Head Island. According to the official listing it is newly remodeled including a new roof, refurbished pine floors, and fresh interior and exterior paint. The asking price: $540,000, which breaks down to $240 per square foot.
BEST DEAL LANDFALL
1707 Pope Court
The offical listing of this home brags that it is “best price per square foot in Landfall.” At $114.68 a foot, it is $3 per square foot cheaper than the second lowest priced home. This house is located in the Villas at Landfall. It features 4 beds, 4 baths, and more than 5,000 heated square feet. The house has been on the market for 158 days and, in that time, the listing price has dropped by $24,000 to its current $575,000.
BEST DEAL ON A LUXURY PROPERTY
1902 Summer Sands Place, Wilmington
Among properties with a list price of $1 million or more, this house has the best per square foot price at $179 a foot. It is located in the Highland Ridge Section of Landfall. It has 5 bedrooms, 7 baths and more than 7,000 square feet of heated space. The house has been on the market for 284 days and is listed at $1,179,000. Click here for more information.
