Two Ultra Luxury Wilmington Properties Go On Market in July
During the month of July, 28 luxury homes were newly listed in the tri-county area that includes New Hanover, Brunswick and Pender. Two of those rank as the most expensive houses currently on the market.
The home at 7509 Masonboro Sound Road was listed on July 26th for $6,750,000. Custom built in 2000, it sits on a three-acre waterfront bluff with sweeping views of the Intracoastal Waterway. It has nearly 11,000 square feet of living space and includes six bedrooms, 8 all-marble bathrooms, a theater room, fitness center and a grand dining room that seats 24.
In Inlet Point Harbor, 7422 Sea Lilly Lane came on the market the same day with an asking price of $8,200,000. A large main house, a guest house, and pool house, a lighted tennis court and half-court basketball pad, golf chipping range, huge free-form pool, sauna and more than 1700 palm trees are a few of the features of this 11 acre, Intracoastal waterfront estate.
If 7509 Masonboro Sound Road and 7422 Sea Lilly Lane sell for or near their asking prices, they will represent the 2nd and 3rd most expensive homes sold in the area since 1987, the first year recorded in the current MLS database.
The most expensive area home to sell during that time was 720 Shoals Watch on Bald Head Island. It sold for $9.7 million in September 2012.
There are currently 246 homes on the market with asking prices at or above $1 million in New Hanover, Brunswick and Pender counties. At the current rate of sales, there is a 3.4 year supply of luxury properties available. Because of the abundant supply of high-end homes, buyers still are in a strong negotiating position for homes in this price range.
