BEST DEAL IN OCEAN FOREST LAKES
304 Okeechobee Rd; Wilmington
The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. The house sits on high ground, out of the flood zone, with a deck that overlooks the back yard. We were most impressed by the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $369,995.

BEST DEAL IN HAMPSTEAD
471 Royal Tern Drive
In our opinion, this is both a unique home and a good deal. What makes it unique? To start, the first owner of this home was an architect who wanted to build his dream. Consequently, you have a modern home with a bunch of nook and crannies including cathedral ceilings with reclaimed wood beams, an open floor plan with tons of natural lighting and a finished basement. What makes it a good deal is some bad luck. The current owners bought this home last year, and only a couple of months later, they were transferred to another state. They bought the home for $478,000 but have listed it for $30,000 less. Asking price $449,900.

BEST DEAL IN ST. JAMES
2798 Lawton Court
St. James Plantation is one of Brunswick County’s premier communities, known for its golf and boat access. Over the past six months, larger homes (those over 3,000 sq. ft.) have sold for an average of $147 a sq. ft. This one is listed for just under $107.13. Built in 2000, this home has more than 4400 sq. ft. of living space, including three bedrooms – each with its own full bath. The home has a unique floor plan that makes it perfect for both formal and informal entertaining. If you enjoy cooking, you’ll love the large kitchen with double ovens and a Jennaire grill. Other nice touches in the home are two walk-in closets and a double-sided gas fireplace in the master suite, plantation shutters throughout the house, and a huge media room complete with a remote-controlled light-blocking shade, a rear-view projection system, and a wet bar. Added bonus is the three-car garage. The yard is in need of a little TLC, but at this price point, there’s margin to add landscaping and your personal touches throughout the interior. Asking price $475,000.

BEST DEAL IN CAROLINA PLACE
2002 Metts Avenue, Wilmington
Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $141.44. The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms, and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. Asking price is $279,900.

A home that’s ready to set sail: 2076 Harrison Street, Wilmington
Price Reduced by $5,000
When you’re inside this home you will almost feel like you’r ein the haul of a ship. The interior, with its woodwork and bowed ceiling, was designed to resemble a sailing vessel. This four bedroom, two bath house is located in Sunset Park, one of Wilmington’s oldest neighborhoods. The house has 1,900 square feet, but like most homes built in the 40’s, the closets are kind of small. We especially like the cherry wood counter tops in the kicthen, and the living room which has windows on three sides. The yard is large, the house sits on two lots, but the lawn does need some TLC. Asking price $264,900.

Luxury Property in New Hanover County: 7319 Carolina Beach Rd. ,Wilmington
To be sure this is a prime home at a prime price, but it is truly a one-of-a-kind deal. Even though this house is off one of the busiest streets in town, we’re betting you probably never knew it existed. It sits on nearly 11 acres that fronts to the Intracoastal Waterway. This elegant estate includes a 6200 square foot main house, a two-bedroom carriage house, a three-bedroom guest house, and a pool house. The large indoor heated pool has a 50-foot extension for swimming laps; an expansive retractable movie screen for watching your favorite media while floating in the pool; his and her changing rooms; and an elevated area for all your professional exercise equipment. Inside the main house, even the most discriminating buyer will be impressed by all the custom features and details. A few examples: red onyx around the two-sided fireplace; bamboo floors with black walnut inlay; hand-woven carpeting up the main staircase and around the rotunda area; English Beech and eucalyptus wood in the great room; custom wrought iron banisters fashioned to look like sea grass; gravity glass sinks; and the list goes on and on. Did we mention the putting green, the 195 feet of Intracoastal Waterway frontage and 450’ pier with a gazebo? And the spectacular sunrises? Asking price: $7,400,000.

A European touch near Ogden; 3029 Sunnybranch Drive, Wilmington
The current owners of this custom built home designed this property while living in France. Consequently, it has a style that will be hard to find anywhere else on this side of the Atlantic. For instance, the kitchen is equipped with a La Cornue gas range imported from France. There’s an entrance gate is the product of a French artist, and in the breakfast nook, there’s an antique hand-carved oak valence from a French castle. In addition to the three bedrooms, the house features an “Atelier” (a workshop for artists with its own stage and curtain) and a large media room. Outside the house has 1,300 square feet of deck space including a large screened porch. Above the detached garage is additional living space which the current owners use as a guest house. Asking price $735,000.

Waterfront home in Hampstead; 1205 Kings Landing Drive, Hampstead
This Intercoastal Waterway home was built in 1979 but has been completely renovated. While the inside is striking (in a good way), it’s the outside that really makes it one of a kind. Among other major projects, the current owner had the bulkhead redone, creating a private boat slip. The house also features a travertine patio surrounding a custom heated saltwater pool. Inside are three bedrooms and three baths in more than 2,600 square feet. The downstairs has an open floor plan where the foyer, living area, dining room, and kitchen all flow into each other. Asking price is $1,470,000.
