BEST DEAL UNDER $150,000
486 Hollyview Drive, Bolvia
PRICE REDUCED BY 10,000
Let’s get the negative out of the way first, because it could be a big issue for some buyers. The listing information suggest this home will not qualify for a VA or FHA loan. The reason is the home, which was built in 1972, started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that may keep this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse. As the story goes, the wife did not like the smell of fish cooking, so the husband built a separate kitchen. The home includes an additional storage unit and a fenced-in storage area big enough for a fishing boat. Asking price $109,900.

BEST DEAL IN OCEAN FOREST LAKES
304 Okeechobee Rd; Wilmington
The home is 12 years old, but it feels newer. The owners have added new kitchen floor tile, new carpeting in the bedrooms and new paint. The house sits on high ground, out of the flood zone, with a deck that overlooks the back yard. We were most impressed by the size of the screened porch which is big enough for sitting and dining furniture. Despite a few cosmetic issues like a fogged window and caulking separating on the kitchen counter and bathroom vanity, we still think this home is a deal. Asking price $369,995.

BEST DEAL IN HAMPSTEAD
471 Royal Tern Drive
In our opinion, this is both a unique home and a good deal. What makes it unique? To start, the first owner of this home was an architect who wanted to build his dream. Consequently, you have a modern home with a bunch of nook and crannies including cathedral ceilings with reclaimed wood beams, an open floor plan with tons of natural lighting and a finished basement. What makes it a good deal is some bad luck. The current owners bought this home last year, and only a couple of months later, they were transferred to another state. They bought the home for $478,000 but have listed it for $30,000 less. Asking price $449,900.

BEST DEAL IN ST. JAMES
2798 Lawton Court
St. James Plantation is one of Brunswick County’s premier communities, known for its golf and boat access. Over the past six months, larger homes (those over 3,000 sq. ft.) have sold for an average of $147 a sq. ft. This one is listed for just under $107.13. Built in 2000, this home has more than 4400 sq. ft. of living space, including three bedrooms – each with its own full bath. The home has a unique floor plan that makes it perfect for both formal and informal entertaining. If you enjoy cooking, you’ll love the large kitchen with double ovens and a Jennaire grill. Other nice touches in the home are two walk-in closets and a double-sided gas fireplace in the master suite, plantation shutters throughout the house, and a huge media room complete with a remote-controlled light-blocking shade, a rear-view projection system, and a wet bar. Added bonus is the three-car garage. The yard is in need of a little TLC, but at this price point, there’s margin to add landscaping and your personal touches throughout the interior. Asking price $475,000.

ONE OF A KIND DEALS
On a home with a Florida Feel; 421 Marina Drive, Carolina Beach
This style of home is commonly called the West Palm Beach. The fact that you don’t see it too often in the Carolinas makes it a unique deal in this part of the country. It is located on the northern-most point of Pleasure Island. The water you see in the photograph is Snows Cut. The 4,745 square foot house offers six bedrooms and four baths. The owners designed this custom built home with features including a first floor master and guest suite, signature stucco, arches, trey ceilings, iron railings, a wine cellar and an elevator. From the fourth floor observatory you can see views of Snows Cut, the Intracoastal, the Atlantic and on a clear day, all the way to Wrightsville Beach. Even though it is surrounded by water, at 17 feet above sea level, it is located outside of the flood zone. A total of 33 palm trees are located on the property which adds to the Florida feeling. Asking price $1,950,000.

On a Downtown Condominium; 18 South Water Street 6, Wilmington
The historic J.W. Brooks Building has been a part of the Wilmington skyline since the 1920’s. While the first level is used for commercial purposes, the upper levels are residential condominiums, and one of the corner units is for sale. This one-of-a-kind property offers an open floorplan with what the listing agent calls “a blend of modern architecture and contemporary design.” The three bedroom, three-and-a-half bath, 2,400 square foot home features hardwood floors and rustic wooden beams, plus an updated kitchen with granite counter tops and a copper backsplash. The two story condo has 27 windows, most of them overlooking the Cape Fear River. This home offers incredible views and is walking distance to great restaurants and downtown nightlife. The property is located in a flood zone, the insurance is included in the annual HOA fees which total more than $14,000. Asking price $750,000.

A home that’s ready to set sail: 2076 Harrison Street, Wilmington
Price Reduced by $400
When you’re inside this home you will almost feel like you’r ein the hull of a ship. The interior, with its woodwork and bowed ceiling, was designed to resemble a sailing vessel. This four bedroom, two bath house is located in Sunset Park, one of Wilmington’s oldest neighborhoods. The house has 1,900 square feet, but like most homes built in the 40’s, the closets are kind of small. We especially like the cherry wood counter top in the kicthen, and the living room which has windows on three sides. The yard is large, the house sits on two lots, but the lawn does need some TLC. Asking price $264,500.

Luxury Property in New Hanover County: 7319 Carolina Beach Rd. ,Wilmington
To be sure this is a prime home at a prime price, but it is truly a one-of-a-kind deal. Even though this house is off one of the busiest streets in town, we’re betting you probably never knew it existed. It sits on nearly 11 acres that fronts to the Intracoastal Waterway. This elegant estate includes a 6200 square foot main house, a two-bedroom carriage house, a three-bedroom guest house, and a pool house. The large indoor heated pool has a 50-foot extension for swimming laps; an expansive retractable movie screen for watching your favorite media while floating in the pool; his and her changing rooms; and an elevated area for all your professional exercise equipment. Inside the main house, even the most discriminating buyer will be impressed by all the custom features and details. A few examples: red onyx around the two-sided fireplace; bamboo floors with black walnut inlay; hand-woven carpeting up the main staircase and around the rotunda area; English Beech and eucalyptus wood in the great room; custom wrought iron banisters fashioned to look like sea grass; gravity glass sinks; and the list goes on and on. Did we mention the putting green, the 195 feet of Intracoastal Waterway frontage and 450’ pier with a gazebo? And the spectacular sunrises? Asking price: $7,400,000.

A European touch near Ogden; 3029 Sunnybranch Drive, Wilmington
The current owners of this custom built home designed this property while living in France. Consequently, it has a style that will be hard to find anywhere else on this side of the Atlantic. For instance, the kitchen is equipped with a La Cornue gas range imported from France. There’s an entrance gate that is the product of a French artist, and in the breakfast nook, there’s an antique hand-carved oak valence from a French castle. In addition to three bedrooms, the house features an “Atelier” (a workshop for artists with its own stage and curtain) and a large media room. Outside, the house has 1,300 square feet of deck space including a large screened porch. Above the detached garage is additional living space which the current owners use as a guest house. Asking price $735,000.
