When we first glanced at this picture we thought we were looking at a townhome with two separate porches in the front. It’s not. This is a single-family, tri-level home. It caught our attention earlier this month when the owners lowered its price by $10,000. The price now sits at under $100 per square foot. Homes in the Mallory Creek subdivision in Winnabow typically hover around $100 per square foot. This is currently the lowest priced existing home per square foot in the area. It’s listed at $85.76 a square foot. It has five bedrooms, 3.5 baths and more than 3,000 square feet. The first-floor master suite features a tray ceiling, a garden tub, dual sinks, separate shower, and huge walk-in closet. Upstairs has 4 additional bedrooms and a large media/bonus room. Carolina Place is one of the more trendy neighborhoods in Wilmington. The homes were built in the 1930s and ’40s and in the last couple of decades, most of them have been updated and remodeled. This Dutch colonial style home was built in 1940. The median price per square foot in this area is $175. This home is listed at $138.91 The current owner has been using it as a vacation home, and it’s only occupied half the time. It’s 1979 square feet with four bedrooms, three bathrooms, and original hardwood floors. A rear deck with an arbor was recently added. You can fit a couple of compact cars in the driveway, but as is the case with many homes in this area, street parking is the norm. Asking price is $279,900.

Let’s get the negative out of the way first, because it could be a big issue for some buyers. The listing information suggest this home will not qualify for a VA or FHA loan. The reason is the home, which was built in 1972, started out as just a fishing cabin, but over time the owners added two extra bedrooms. The home is on a septic tank large enough for all the rooms, but the new bedrooms are interior rooms without windows. It’s a lack of windows that may keep this home from qualifying for a federally backed loan. But, for buyers who can either pay cash or get another type of loan, it would be very hard to find a home this close to the water at this price. It’s located second row from the Intracoastal in the Sunset Harbor community, a two-minute drive to a public boat launch. Directly behind the main house is a cookhouse.
