Three of the homes we featured last week went under contract and another has lowered its price. Here is the list for October 18, 2019.
BEST DEAL IN ROCKY POINT
109 West Point Road,
In the tri-county area, in the past seven days, a total of 217 new listings came on the housing market. The one we choose as the best deal is located in Rocky Point. Simply put, it’s very rare that you can get an acre of land, a dock and boat slip on the Northern Cape Fear River for just $86.76 a square foot. In addition to five dedicated bedrooms, the house features two additional rooms that the current owners use as a home gym and office. Other perks include extra tall cabinets with crown molding, tile floors and plenty of counter and storage space. There is also a 20′ by 30′ deck in the back that wraps around an above ground pool. Some of the property is in a flood zone, but the house itself is on the highest point on the lot and out of the flood zone. Asking price $295,000.

BEST DEAL ON A TOWNHOME IN NEW HANOVER COUNTY
7500 Promontory Court
We’re fans of the townhome community called Telfair Summit. This is the second time we’ve chosen a listing from that area. A few months ago, a property virtually identical to the one pictured here sold for $248,000. This one is on the market for $6,000 less. The townhome features an open floor plan with a living room that blends into the kitchen on the first floor. There’s also a loft style family room on the second floor and a bonus room just down the hall. Other features we like include wood floors throughout the first level, a comfortable screened porch, a walk-in closet in the master bedroom and nice size closets in the guest rooms. Plus, you are only a few minutes, (less than three miles,) from the Carolina Beach. Asking price $241,900.

BEST DEAL IN BRUNSWICK FORREST
1182 Evangeline, Leland
Moving into a townhome doesn’t necessarily mean you need to sacrifice on size or luxury. At nearly 3,000 square feet, this three-bedroom, two and a half bath unit is bigger than many homes. It is located in Brunswick Forest. The house features a private courtyard, arched entryway, gas fireplace, sunroom room, bonus/media room and updates such as two-year-old hardwood floors, granite countertops and maple cabinets. In addition, this unit has a ton of natural light, which is not always the case with townhomes. The property comes with all the amenities of a socially active, upscale community, including a fitness center, indoor and outdoor pools, tennis and pickleball courts. This home has an asking price of $121.12 per square foot, which we think makes it a great deal. Asking price $357,900. For more information.

BEST DEAL IN SHALLOTTE
4790 Hen Cove Ave. SW
When we first glanced at this picture, we thought we were looking at a townhome with two separate porches in the front. It’s not. This is a single-family, tri-level home. The main entrance is on the right. The stairs on the left lead to the living area. This home was listed in the spring. It caught our attention earlier this month when the owners lowered its price by $10,000. The price now sits at under $100 per square foot. We think its a great deal because the home has been completely updated and renovated. The kitchen is modern with granite countertops and stainless steel. New laminate floors run throughout the downstairs as well as the middle level. The home has three bedrooms, three baths in just under 2,000 square feet. It is only a mile away from a public boat launch. As you can tell from the photo there is no garage, which may be an issue for some buyers. Asking price $199,000.

ONE OF A KIND DEALS
On a custom built home in Castle Hayne, 6419 Orange Street
There’s a lot about this house that makes it unique. First off, it is located directly across the street from a boat launch on the Northern Cape Fear River. Secondly, it’s been specially wired for Christmas decorations with each window having interior and exterior outlets. Thirdly, it features a three car garage that is currently being used as a mancave, an RV garage big enough to fit a 45 foot vechile, a workshop and tool shed, and a driveway that can fit at least 34 cars. And we haven’t even talked about the inside of the house yet. The home features four bedrooms (including a mother-in-law suite) and three-and-a half baths. Each of the rooms are nicely sized. The master is currently decorated with a queen sized bed along with a full size coach and ottoman… and there is still plently of room. There is also plently of storage space with a finished walk-in attic that could easily be converted into additional living space. Asking price $539,000. Click here for more information.

On an oceanfront home, 201 Caswell Beach Road,
Built in 1935 this home has a story to tell. It’s one of the few ocean-front homes in the area to survive a direct hit from Hurricane Hazel in 1954. It’s only offers two bedrooms and two baths, but it lives larger than its 1,300 square feet. A little more than a decade ago the home was purchased by its current owners who spent a lot of time and energy converting it into a modern beauty. The house features two kitchens, a main living area with vaulted ceilings, and a large screen porch. Outside there’s a wrap-around deck that hugs the back of the house, and a second deck that sits up from the dunes providing beautiful views of the Atlantic, plus a private pool and cabana. Ee think this is a good deal, especially as an investment property. Annually this home averages more than $50,000 in rental income. Asking price $799,500.
