Two of the homes we featured last week have been taken off the market. Here is the list for December 6th, 2019
BEST DEAL LELAND
10230 Hawkeswater Blvd, Leland
The Hawkeswater neighborhood is located only 10 minutes from downtown Wilmington on the other side of the river. It was listed on Tuesday with a sales price of $95.74 a square foot. That is $6 cheaper than the next lowest priced house in the area. The master is located on the first floor with four additional bedrooms and a second living room upstairs. In the kitchen is a huge granite island that is big enough to fit four bar stools sitting side by side. The kitchen also features stainless steel appliances. Neighborhood amenities include a pool, clubhouse, exercise gym, and a boardwalk to a gazebo and day docks on the Brunswick River. Asking price $315,000.

BEST DEAL IN ROCKY POINT
109 West Point Road
It’s very rare that you can get an acre of land, a dock and boat slip on the Northern Cape Fear River for just $86.76 a square foot. In addition to five dedicated bedrooms, the house features two additional rooms that the current owners use as a home gym and office. Other perks include extra tall cabinets with crown molding, tile floors and plenty of counter and storage space. There is also a 20′ by 30′ deck in the back that wraps around an above ground pool. Some of the property is in a flood zone, but the house itself is on the highest point on the lot and out of the flood zone. Asking price $295,000.

BEST DEAL ON A TOWNHOME IN NEW HANOVER COUNTY
7500 Promontory Court
We’re fans of the townhome community called Telfair Summit. This is the second time we’ve chosen a listing from that area. A few months ago, a property virtually identical to the one pictured here sold for $248,000. This one is on the market for $6,000 less. The townhome features an open floor plan with a living room that blends into the kitchen on the first floor. There’s also a loft style family room on the second floor and a bonus room just down the hall. Other features we like include wood floors throughout the first level, a comfortable screened porch, a walk-in closet in the master bedroom and nice size closets in the guest rooms. Plus, you are only a few minutes (less than three miles) from Carolina Beach. Asking price $241,900.

BEST DEAL IN BRUNSWICK FORREST
1182 Evangeline, Leland
Moving into a townhome doesn’t necessarily mean you need to sacrifice size or luxury. Nearly 3,000 square feet, this three-bedroom, two and a half bath unit is bigger than many free-standing homes. It is located in Brunswick Forest. The house features a private courtyard, arched entryway, gas fireplace, sunroom room, bonus/media room and updates such as two-year-old hardwood floors, granite countertops and maple cabinets. In addition, this unit has a ton of natural light, which is not always the case with townhomes. The property comes with all the amenities of a socially active, upscale community, including a fitness center, indoor and outdoor pools, tennis and pickleball courts. This home is listed at $121.12 per square foot, which we think makes it a great deal. Asking price $357,900. For more information.

BEST DEAL IN SHALLOTTE
4790 Hen Cove Ave. SW
When we first glanced at this picture, we thought we were looking at a townhome with two separate porches in the front. It’s not. This is a single-family, tri-level home. The main entrance is on the right. The stairs on the left lead to the living area. This home was listed in the spring. It caught our attention earlier this month when the owners lowered its price by $10,000. The price now sits at under $100 per square foot. We think its a great deal because the home has been completely updated and renovated. The kitchen is modern with granite countertops and stainless steel. New laminate floors run throughout the downstairs as well as the middle level. The home has three bedrooms, three baths in just under 2,000 square feet. It is only a mile away from a public boat launch. As you can tell from the photo there is no garage, which may be an issue for some buyers. Asking price $199,000.

ON A DOWNTOWN TOWN-HOME, 108 Anne Street
This town-home has everything you need, and nothing you don’t. At only 1200 square feet, it was designed to make the most of every inch. The downstairs has an open floor plan. In recent years the current owners have updated the kitchen and the main living area. There’s a gas fire place, a computer nook, and a balcony on the first level. The two bedrooms are located upstairs with access to a small second balcony off the master. In our opinion the best part of this property is its location near the heart of downtown. It’s only two blocks from the river, and only three blocks from the intersection of Market and Front. Other perks include a small fenced court yard, and a garage big enough for one large vehicle or two compacts. Asking price $389,000. For more information.

On a modern home on a historic site, 107 North Lord, Southport
We’re showing you a picture of the back of the house because the front is cute, but it hardly looks one-of-a-kind. Take a close look at this pool and tiki bar. Do you see the swing directly above the water? It’s hanging from a beautiful live oak tree that is at least a couple of hundred years old. This home is located on one of the original 100 plots developed in Southport. In 2005, the original cottage was torn down and a new home was built from the ground up. But the owners were determined to preserve elements of the past. They kept the original pocket doors, clawfoot tub and bowl sink from the older home. They even disassembled the fireplace, brick by brick, and rebuilt it by hand. They did such a good job that when you walk through the front door, even though you know its only 14 years old, you instantly feel like you stepped back in time. That’s only part of what makes this unique. There is so much more. When it was rebuilt the owner had small kids, and so he designed a home that would be a living adventure including secret passage ways that lead to interior balconies. Asking price $594,000. For more information.

On an oceanfront home, 201 Caswell Beach Road
Built in 1935, this home has a story to tell. It’s one of the few ocean-front homes in the area to survive a direct hit from Hurricane Hazel in 1954. It only offers two bedrooms and two baths, but it lives larger than its 1,300 square feet. A little more than a decade ago the home was purchased by its current owners who spent a lot of time and energy converting it into a modern beauty. The house features two kitchens, a main living area with vaulted ceilings, and a large screen porch. Outside there’s a wrap-around deck that hugs the back of the house, and a second deck that sits atopthe dunes providing beautiful views of the Atlantic, plus a private pool and cabana. We think this is a good deal, especially as an investment property. This home averages more than $50,000 in rental income annually. Asking price $799,500.
