And the Winners Are…
This is the entry to St. James Plantation near Southport. In 2021, a total of 375 properties sold in the neighborhood, which makes it the most popular development in the tri-county area.
Just For Buyers Realty combed through sales in the local Multiple Listing Service (MLS) over the last year to create as close to an apples to apples comparison of neighborhood sales as possible.

New Rules in Wilmington Allow for More Elbow Room
At the start of the month, a new ordinance went on the books that will make it easier for homeowners in Wilmington to build an addition that is attached to their home or a detached dwelling in the backyard. This could pave the way for more mother-in-law suites, man caves, she-sheds or pool houses. Learn more about the new rules here.
Another Record Falls in New Hanover County
This ocean front home is located on South Lumina Avenue in Wrightsville Beach. It recently sold for $6,422,686, which makes it the most expensive residential sale in New Hanover County history. You can read about that transaction and other high end deals in our latest Luxury Report.
Year-to-Year Sales Increased by $38,000
In a slow November, the number of real estate closings, homes going under contract and homes debuting on the market were all down compared to November 2020. The one category that saw an increase was the overall price tag in the tri-county area. In the last 12 months, median sales have increased by $38,000.
It’s Even More Wonderful on the Big Screen
Frank Capra’s Christmas Classic It’s a Wonderful Life is coming to the big screen at Thalian Hall. An angel, in an attempt to earn his wings, helps a compassionate, yet frustrated businessman by showing what life would have been like had he never existed, giving him the inspiration to remember the true meaning of life. The original movie has been digitally remastered with two showing times on December 23rd at 4pm and 7pm. For other holiday events check our our community calendar.
Our Picture of the Month: A Very Special Tradition
This picture melts our heart! It was taken at the annual Quiet Visits with Santa. This program was created by Just For Buyers Realty Office Manager Doug Wahl. Seven years ago, Doug teamed up with his friends at the Clinic for Special Children to create a soothing environment where special needs children, including those on the Autism spectrum, could have a one-on-one visit with Santa Claus.
