When you live in an area of the country that is exploding, you can see the growth all around you. Everyone in the greater Cape Fear region has witnessed the new communities seemingly popping up out of nowhere. Of course, it’s never that easy. The legal process to get a new neighborhood approved is complex. There are plans to be submitted, then changed and resubmitted- and then possibly changed again. Sometimes developers have to go in front of a planning committee, then a rezoning board, and then finally in front of a town or city council for the official vote.
In 2023, a number of builders, armed with their construction blueprints will either start or continue that long process. It is possible, if everything goes their way, that they will be able to break ground some time next year. We did not count those proposed communities in this list.
Instead we gathered those neighborhoods where all the approval has been granted, and now the true construction is underway or about to get started.
Calabash
Calabash Station: Located in Calabash, North Carolina near the intersection of McLamb Road and Calabash Road NW. The community is being developed by Dream Finders Home (formally H&H.) It offers single family one and two story home designs with open floor plans on wooded and water view lots.

- Amenities include swimming pool, cabana and walking trails. Open-concept homes sit on wooded and water view homesites in this golf cart-friendly community.
- First homes will be completed in February or March, with most of the neighborhood ready for occupancy in the summer.
Castle Hayne
Grand Park: This community is being developed by Mungo Homes. The company has a policy that they do not post anything online about an upcoming community until the neighborhood is five to six months from the first homes hitting the market. Consequently, we do not know a lot about this neighborhood. In other parts of the area, Mungo Homes has developed communities with a variety of single and two story homes. They can range in price from the high $200’s up to $500,000.

Hampstead
Reserve at Ashewood: Will be located off Highway 17 in Hampstead, North Carolina. The community will include 26 coastal farm homes developed by JD Signature Homes. Both one and two story floor plans are being designed on cul-de-sac lots with many backing up to a wooded area.

Bridgewater Landing: Will be located off Highway 17 and Eden’s Lane in Hampstead, North Carolina. The community is being developed by Logan Homes and will include 139 lots. The neighborhood will offer two story homes, one story models with a front room over the garage, and single story homes.

Hubert
Garland Shores: This is a new waterfront, gated community located off Queens Creek Road in the town of Hubert, North Carolina. Construction on the first homes started in the fall of 2022. The neighborhood offers two story and single story models. When finished it will include 50 homes with a wide variety of amenities.

- Amenities will include a community dock, pool, kayak launch, RVV and boat storage, public gardens, walking trails and pavilion.

Jacksonville
Hayden Place: Will be located off Richlands Highway and Clear View School road in Jacksonville, North Carolina. The neighborhood is being developed by Caviness and Cates Communities. All floor plans offer four bedrooms and up to three and a half bathrooms.

Justice Ridge: This is located off Highway 53 near Pony Trail Road in Jacksonville. Construction started in 2022, with most of the homes in the neighborhood expected to be finished by mid 2023. This small community is being built by Atlantic Construction. It features both single and two story models. Although the company has a number of different floor plans, so far the only homes to hit the market offer three bedrooms with two or three bathrooms.

Leland
Northern Lights: Will be a small community initially made up of roughly 30 homes. The neighborhood is being developed by Stevens Fine Homes and is located off Northeast Road in Leland. According to the community’s website a dozen of the lots are already under contact and another six homesites are currently being constructed. Buyers have their choice of eight different floor plans, with most being two story builds, but there’s also a single story with a front room over the garage option.

Rocky Point
Oak Ridge II at Grand Oaks: To call this one a new neighborhood may not be entirely accurate. Grand Oaks is a well established community in Rocky Point. It was built shortly after the millennium off Highway 210. But as Rocky Point has grown in popularity, instead of building brand new communities, some developers have decided to build extensions to existing neighborhoods. The new Oak Ridge section is being developed by Stevens Fine Homes. The plan is to build homes on larger lots, most on a half acre or more.

Sneads Ferry
Southbridge: Will be a neighborhood with an assortment of varying sizes and floor plans in Sneads Ferry, North Carolina. It is being developed by Mungo Homes and will be located off Highway 1519. This project is in the early stages, but Mungo Homes has developed several other communities in the Cape Fear region. They offer single and two story homes with many upgrade options.

The Shores at Windpointe: This new community is being designed by A. Sydes Construction. It will be located near the intersection of Sneads Ferry and Old Mill Roads. As of this writing 88 homes are on the market. Some of those homes are move-in ready now, while the majority are under construction. A. Sydes Construction offers buyers a wide selection of floor plans, with more than 50 different models ranging in all sizes and price structures.

Preserve at Tidewater: Developers went to great lengths to build this community, while maintaining its natural surroundings. Preserve at Tidewater is built along the marsh of Sneads Ferry. The neighborhood is being developed by Caviness and Cates. It is located off Flutcher Landing Road. This amenity rich community offers buyers a selection of 13 models, with many upgrade options. The first of the homes are on the market now, with completion dates as early as February.

Southport
Groves at Southport: This new community, being developed by Dream Finders Homes (formally H&H Homes) is now in the selling phase, with the first set of homes on the market. This single-family home neighborhood is located off Highway 211, just down the road from downtown Southport. Most of the homes at the Groves at Southport have owner’s suites on the main level and dual owner’s suites are available in some of the models.

Villas at Fisher Landing: This luxury townhome community is located off Highway 211, just minutes from downtown Southport. The community is being developed by Dream Home Finders (formally H&H homes.) The townhomes come in four different floor plans, all of them offering three bedrooms and two bathrooms. As of this writing four of the homes are currently on the market, with more to be listed in the first quarter.

Sunset Beach
Sanctuary: This community is being developed by Bill Clark Homes. It is located off Seaside Road SW in Sunset Beach. This community is just a few blocks away from the Intracoastal Waterway, and a short drive to the Sunset Beach Fishing Pier and a variety of restaurants, shops, boutiques. Buyers have a choice of 11 different models, each offering several specialized upgrades. The first homes should be ready for occupancy by February, with the expectation that the neighborhood could be filled by mid to late summer.

Hammock Port: The Hammocks at Port Swansboro is a premier townhome community being developed by Atlantic Construction. The first phase of this neighborhood will include more than townhomes. The builder is offering eight different floor plans, but all the configurations are two bedroom two bath units. Features include granite countertops, painted cabinets, LVP flooring, oil rubbed bronze hardware and lighting, and stainless appliances.

Wilmington
Cottages at Bradley Creek: This community is located near Bradley Creek, just off Hooker Road. The neighborhood is being developed by Mungo Homes. Buyers have a choice of several different floor plans, most include a designated home office or a flex and bonus room.

East and Mason: This community promises to be the next big and trendy luxury development in the Wilmington city limits. It is being designed by Atlantic Coast Construction in conjunction with TBM Builders. It will be located on Wilmington’s south side off Masonboro Loop Road near the Beasley intersection. The community will be divided into four small subdivisions, each the product of a different custom builder. Robuck Homes is designing forty townhomes in a section called The Villas as well as two sections of single family homes. The final section include sound side lots where buyers can choose one of three custom builders including Richard Wallace Builders, Schmidt Builders, and Vahue Custom Homes. When complete the neighborhood will have roughly 172 different properties.

Scott’s Hill Village: Mungo Homes is developing this community in thee east side of Wilmington. Scott’s Hill Village is located off Scott’s Hill Loop Road. This community includes a variety of floor plans with some models offering up to six bedrooms. Multiple plans also feature a downstairs primary suite, a designated home office, flex or bonus room, or extra bedroom perfect for home schooling.

Winnabow
Country Walk: This community off East Boiling Springs Road is an attempt by Dream Finder Homes (formally H&H Homes) to develop a community for younger buyers who have been priced out of the Wilmington city limits. Buyers have the option to choose between five different home plans, most offering three bedrooms and two bathrooms. At the moment, the lots have been cleared but construction is not scheduled to start until late January.
