Houses For Sale in Wilmington NC - Three Massive New Developments are in the works for Brunswick County

Brunswick County is experiencing an explosive surge in growth, firmly securing its position as the fastest-growing county in North Carolina in the past year. Notably, it has also claimed the seventh spot among the fastest-growing counties in the entire nation. From April 2020 to April 2023, the county’s population has soared by 11.9%, jumping from 136,694 residents to an impressive 153,064.

And this growth shows no signs of slowing down.

In recent weeks, three proposed housing developments, strategically positioned in different parts of Brunswick County, have taken significant steps forward. Pending approval, these new subdivisions could introduce tens of thousands of new residents within the next couple of years. Here’s what you need to know:

Northern Brunswick County

After nearly fifteen years in the planning stages, the massive Rice Hope development has finally secured approval from the Brunswick County Board of Commissioners. The board unanimously endorsed an agreement to expand the county’s sewer transmission line to encompass over 1,200 acres in the town of Winnabow.

Rice Creek, initially introduced to county leaders in 2008, was temporarily halted by the housing market crash. However, developers returned in 2021 with new plans to construct 3,400 homes. This expansive development will comprise 1,999 single-family lots, 700 multifamily units, 641 townhomes, and 60 duplexes.

Southern Brunswick County

Leaders in Ocean Isle Beach are currently evaluating a proposed planned development set to introduce 651 homes on 239 acres within the town’s limits. Preliminary plans suggest that 517 of these units will be traditional single-family lots, with the remaining 134 units proposed as duplex villas.

The proposed subdivision is situated along Old Georgetown Road at the intersection with Ocean Isle Beach Road. Before construction begins, the Ocean Isle Beach Board of Commissioners is reviewing a traffic impact study for the project. The land, currently forested and vacant, will require clearing before development can commence.
