Attention, real estate investors: If you’ve been contemplating entering the short-term vacation rental business, then Surf City and Topsail Beach must be on your list of potential locations. Why? Because tourists are discovering Pender County!
The Pender County Tourism Board announced this month that it had its most successful year ever. The number of domestic and international visitors to the county increased by 14.7% compared to last year. During their stay, they spent an impressive $189.66 million.
This data is from a study commissioned by Visit North Carolina, which is part of the Economic Development Partnership of North Carolina.
“The tourism industry in Pender County continues to grow, and once again, visitor spending has reached an all-time high in our county,” said Tammy Proctor, Pender County Tourism Director. “Tourism is driven by natural resources, outdoor recreation, history, agriculture, aquaculture, and film. Pender County offers visitors all of these attractions.”
While these numbers encompass all of Pender County, the two most popular destinations are Surf City and Topsail Beach. Tourists have fallen in love with this area because the beaches tend to be a little less crowded (at least for now) than other areas in the Cape Fear region. Additionally, the area is nestled between Wilmington and Jacksonville, providing visitors with two airport options.
A study published by JFB last month discovered that short-term rentals in the area can yield annual incomes ranging from $30,000 to $45,000 for one or two-bedroom condos and between $80,000 to $100,000 annually for single-family oceanfront homes.
As of this writing, there are 41 properties for sale in the Topsail Beach/Surf City area. Just For Buyers Realty agents can help you determine which homes could provide the best possible rental income. Have a conversation with one of our buyer experts today at 910-202-4813.
