When it comes to residential real estate in Coastal Carolina, a million dollars isn’t what it used to be. With home prices increasing by an average of 47% since the start of this decade, your money doesn’t stretch as far as it once did. In New Hanover County, that figure still offers a range of options, but finding the perfect home requires a keen understanding of the market.

The JFB team has looked at all current listings in New Hanover County ranging in price from $950,000 to $1,050,000. We’ve compiled a list of properties that span from downtown to midtown, from the beach to some of the most popular communities. Downtown Wilmington

Living in downtown is not for everyone. It provides a unique blends of historic charm with a buzzling nightlife. Residents can easily stroll to the Riverwalk and check out all the small shops and  restaurants. Despite the perks of walkability, parking can be a challenge, as many homes lack off-street parking options. For those seeking a more upscale lifestyle, downtown offers luxurious riverfront condos with panoramic views or elegant antebellum homes that reflect the city’s rich past. Midtown Wilmington 

Midtown is a collection of residential neighborhood located in central Wilmington. It is known for its tree-lined streets, historic homes, and close proximity to many amenities, including shopping, restaurants, and parks. The main attraction the area is the outdoor Pointe shopping center. The midtown is roughly 20 minutes from Wrightsville Beach, and 10 to 15 minutes from downtown. Landfall

Landfall is a high-end gated community located on 2,200 acres inside the Wilmington city limits. The neighborhood is made up of more than 2,000 homes. The first homes were built in the late 1980’s and early 90’s. Construction continued well into the new centurey with many of the homes overlooking Intracoastal Waterway. The community maintains an extensive infrastructure of roads, trails, parks, sports facilities, and postal stations, with the Country Club of Landfall at its center. Homesites are dispersed amid golf courses, lakes, ponds, creeks, conservation areas, and the Intracoastal Waterway, and offer a wide variety of home styles. Many of the listed homes are well above our price range for this article. But here are some of that fit into our guidelines.

Castle Hayne

For a long time Cast Hayne was for folks who wanted to be close to Wilmington, but have more of a rural setting. In more recent years the growth and development has moved up to the northern end of the county, including options for high-end buyers. While no one would call Castle Hayne rural anymore, it still feels like you are removed from the hustle and bustle of the bigger city. So even if it is no longer country living, it does still have a laid back vibe. There is currently only one high-end listings in Castle Hayne

Wrightsville Beach

Wrightsville Beach is one of the most desired destinations, and soncquently also one of the most expensive places to live anywhere along the eastern seaboard.  In the last 12 months the average price for any residential transaction on the island, including single family homes, townhomes, condos and other multi-family dwellings, is just a hair under $2 million. So, honestly, $1 million is not going to buy you much this close to the beach. But if you’re looking for a one or two bedroom condo, then there is one option currently on the market.

Pleasure Island

The phrase “Pleasure Island” is a nickname used to describe the 17 miles long stretch of land that runs from Snow’s Cut at the northern end near Carolina Beach to the southern tip at Fort Fisher. The Island is made up Carolina Beach and Kure Beach, along with historic landmarks like the Fort Fisher battleground and the scenic North Carolina Aquarium. In the summer this area is filled with tourists who are drawn by the many family friendly attractions. In the winter months, things drastically slow down. The entire island has a population of just under 12,000 people.
