New Residential Developments Approved in Brunswick and Pender Counties

Brunswick and Pender counties continue to experience rapid growth, as demonstrated by the new development projects being approved in Hampstead, Supply, and Southport. Here is the latest break down of what’s coming around the corner

Logan Homes Expands Its Presence in Pender County

A surge of residential development is on the way for Pender County after Logan Homes, a well-known local homebuilder, purchased 670 acres for $16 million. The property is located along N.C. 210 just west of Hampstead. This purchase includes two tracts of land, one totaling 376 acres and the other 293 acres, both of which are zoned for low-density residential use.

Logan Homes is no stranger to the Hampstead area, where it already operates Bridgewater Landing, a community offering homes from 1,800 to over 3,200 square feet starting in the high $400,000s. While no specific development plans have been announced for the newly acquired site, the purchase is seen as a strategic move to capitalize on the region’s growing demand for housing.

Brunswick County Sees New Developments Move Forward

Meanwhile, Brunswick County continues its pattern of residential expansion. On December 9, the Brunswick County Planning Board approved two significant development projects that will add hundreds of new housing units to the area.

Brecourt Manor Brings New Homes — and New Possibilities — to Supply

The first project, Brecourt Manor, will introduce 137 single-family homes on a 33.23-acre site along Green Swamp Road near the Supply community. The development will have homes prices expected to start at $350,000.

With a traffic impact analysis approved by the North Carolina Department of Transportation (NCDOT), the development is expected to generate around 1,311 vehicle trips per day. Brunswick County has confirmed it has sufficient water and sewer capacity to support the new community. Unlike some developments that require large-scale land clearing, Brecourt Manor’s site was previously used for agriculture, reducing the need for significant tree removal.

Project Indigo to Add Homes, Townhouses, Apartments, and Medical Space to Southport

The second major development, Project Indigo, promises a transformative impact on Southport. This mixed-use community will bring 400 single-family homes, 200 duplex or townhouse units, 500 multi-family units, and 100,000 square feet of commercial or medical office space. Spread across 326.96 acres.

Unlike traditional developments that involve extensive clear-cutting, Project Indigo has committed to preserving as much green space as possible.

Developers have also stated their intent to seek annexation into the city of Southport, which would ensure the new residents contribute to local taxes. Annexation would likely occur in stages, with approval from the city of Southport.

Conservation Gains in Calabash

In addition to these development projects, the Brunswick County Planning Board approved the rezoning of 735.85 acres near Calabash for conservation and protection. This decision preserves a large area of wetlands, safeguarding it from future development. The land had been mistakenly annexed into the town of Calabash during a previous development proposal in 2023 but will now remain a protected area.
