Wilmington, N.C. – The Cape Fear luxury housing market followed up its best year ever by posting a $100 million-plus January.
In the first month of 2025, throughout New Hanover, Brunswick, and Pender counties, a total of 54 properties priced at $1 million or more were sold in the region. The transactions totaled a collective volume of $107 million. That compares to 2024, when 82 luxury homes sold in the Cape Fear region for $90.6 million.
“While the number of luxury homes sold dipped slightly compared to last year, the real story is in the pricing,” said Scott Saxton, Broker-In-Charge for Just For Buyers Realty. “Despite fewer transactions, the total sales volume actually increased, which speaks to the continued strength of our market. High-end properties are commanding higher prices, and that’s a great sign for sellers and overall market stability.”
The most expensive home to sell in January was located at 7 Surf Court on Figure Eight Island. The five-bedroom, oceanfront estate measures nearly 9,000 square feet. It was listed by Buzzy Northen of Intracoastal Realty Corp. and spent only two days on the market before going under contract. The sale closed on January 16 for $12.6 million, making it the third-highest single residential sale in Cape Fear history. The only two homes that sold for slightly more were also located on Figure Eight Island.
