
Burgaw is preparing to welcome a new housing option. Plans are moving forward for a 135-unit townhome community along the east side of Highway 117, just north of Annie P. Faison Road. The project will sit on roughly 18 acres of mostly undeveloped land currently zoned for a mix of office/institutional and low-density residential use.
The design calls for 26 buildings, each two stories tall and featuring three bedrooms, a driveway, and a one-car garage. Units will be spaced about 35 feet apart, with plenty of open space—around 18 percent of the property—set aside for buffers, landscaping, and recreation. A 10-foot landscaped buffer and six-foot fencing will help separate the new homes from neighboring properties.
Water and sewer services will come from the Town of Burgaw, and stormwater plans are being designed to handle significant rain events. Traffic engineers estimate that the community will generate fewer morning and evening peak-hour trips than other uses allowed by existing zoning, such as single-family homes, daycare centers, or office buildings. The main entrance will connect directly to Highway 117, with additional access planned from Annie P. Faison Road and a third entrance on the north side of the site.
For families, one of Burgaw’s biggest selling points is its location. The town sits only about 25 minutes north of Wilmington by car—a straightforward drive on Highway 117. That short commute puts residents close to major employers, shopping, dining, and the beaches, while still enjoying the slower pace and charm of a small community.
The developer, Tribute Companies, has a strong track record in southeastern North Carolina, having created well-known neighborhoods like South Front in Wilmington and Whitebridge Crossing in Hampstead. With Burgaw’s population steadily growing and its easy access to Wilmington, this townhome project fits a broader trend of providing modern housing for people who want space and convenience without giving up a connection to the Cape Fear region.
