Brunswick County is showing no signs of slowing down. Already the fastest-growing county in North Carolina — and ranked as the 7th fastest-growing county in the entire nation in 2024 — the area may soon see another major development take shape.
Developers are proposing a new master-planned community that could bring nearly 12,500 homes to more than 4,300 acres of land between Town Creek and Turkey Creek. The site, located off N.C. 87 (Maco Road) and Town Creek Road, would also include schools, commercial space, and recreational areas designed to serve future residents.
Preliminary plans submitted to Brunswick County show a wide mix of uses:

Over 100 acres for commercial space spread across neighborhood centers.

205 acres of flex space, which could hold either residential units or offices.

Nearly 100 acres set aside for recreation.

About 1,450 acres preserved as wetlands and passive open space.
The property owners, which include Seven States Timberlands LLC and several individuals, are seeking to rezone the land from its current county rural residential designation to a planned development district.
The project is being led by Strategic Real Estate Partners, an Atlanta-based firm with a presence in Charlotte. The company, founded in 2019, reports handling more than $2 billion in commercial real estate transactions across the Southeast.
While no groundbreaking date has been set, the proposal is already moving through Brunswick County’s planning process. A neighborhood meeting originally scheduled for September was canceled, and officials say a new date will be announced once technical reviews are complete.
If approved, this would mark one of the largest residential projects in Brunswick County’s history — a clear reflection of the area’s booming growth and its continued draw for families and businesses alike.
