If you’ve lived in Brunswick County for a while, you’ve probably heard people talk about Ash as one of those quiet, rural pockets that hasn’t changed much in generations. Many locals have never had a reason to drive through it—unless they grew up farming there or know someone who did. But that’s quickly changing.
What was once miles of timberland and dirt roads is becoming one of the fastest-growing areas in the entire county, and the newest project on the horizon is one of the biggest yet.
A Massive New Community Is on the Way
Nearly 600 acres along Whiteville Road (Highway 130)—land that once served as a large lumber site—is now approved for a major planned development. The project, called Carolina Strand, will eventually include 1,500 single-family homes, making it one of the largest subdivisions ever proposed for this part of Brunswick County.
The development will unfold in phases across almost 600 acres, though only about 360 acres will hold homes. The plan also includes:
-
Over 200 acres of open space and natural areas
-
A future commercial site (around 3 acres)
-
Land reserved for public use, potentially for services the community may need as it grows
-
Trails, ponds, recreation areas, and parks woven throughout the neighborhood
-
Wide buffers and preserved wetlands to maintain some of the natural character
Developers have also coordinated plans to ensure access for neighboring landowners and to prepare for essential improvements related to traffic, stormwater, and connectivity.
Growth Is Coming Fast — And Ash Is Part of the Boom
Carolina Strand isn’t the only large community planned for this stretch of Highway 130. Several other major subdivisions—some already approved, some in review—are slated for the surrounding area. Altogether, thousands of new homes may eventually be built between Ash, Grissettown, and the Shallotte area.
For longtime residents, the pace of change may feel overwhelming. What was once farmland and timber tracts is shifting into a suburban corridor. With new neighborhoods come new pressures on roads, schools, and services—but also new opportunities, new amenities, and new life for an area that has been overlooked for decades.
Why Buyers Should Pay Attention
Most people moving to Brunswick County tend to focus on the beaches, golf communities, or established towns like Leland, Southport, or Shallotte. Ash rarely makes the list—mostly because many buyers don’t know it exists.
That’s exactly why this area is worth watching.
With large-scale developments like Carolina Strand on the way, the Ash corridor is positioned to become a major residential hub. Homebuyers may find:
-
More affordable prices compared to coastal areas
-
Larger homesites than many beach-adjacent neighborhoods
-
Quick access to Highway 130 and Highway 17
-
A “country feel” with modern neighborhoods
-
Early entry into a community before demand spikes
As more builders arrive and more services follow, the area could look very different within the next five to ten years.
