Holly Ridge is entering a new chapter — one that could reshape this small coastal town in a big way.
Following a recent vote by town council, more than 1,200 acres have been annexed into Holly Ridge’s municipal limits, clearing the way for what is expected to become the largest mixed-use development in the town’s history. The project, known as “Project Ajax,” spans approximately 1,500 acres along the U.S. Highway 17 corridor near the former Camp Davis site and stretches across the Onslow-Pender county line.
When fully built out over multiple phases, the development could introduce up to 2,750 residential units — including single-family homes, townhomes, and apartments — along with roughly 64 acres of commercial space. If projections hold true, the community could eventually welcome an estimated 7,000 new residents, effectively doubling Holly Ridge’s current population.
For a town that has already seen steady growth in recent years, this marks a significant moment.
Why Holly Ridge Continues to Attract Attention
Part of Holly Ridge’s appeal lies in its location. Situated between Wilmington and Jacksonville, and just minutes from the beaches of Surf City and Topsail Island, the town offers a quieter pace of life while remaining close to coastal amenities, employment centers, and major travel corridors.
Its proximity to the Camp Davis Industrial Park — a growing logistics and manufacturing hub — also positions Holly Ridge as an attractive residential option for employees who want to live near where they work. As additional industrial acreage comes online, housing availability nearby becomes an increasingly important factor.
Town leaders have noted that annexing the land allows Holly Ridge to guide how the property develops under its own zoning and inspection standards. The project also represents a long-term investment in the town’s tax base, with projections estimating more than $1.5 million in annual tax revenue once fully developed — without raising the current property tax rate.
Construction on the first homes is still likely a few years away, with initial move-ins anticipated in the late 2020s.
What Growth Could Mean for the Community
Beyond housing, the mixed-use plan includes space for retail, professional offices, and neighborhood services. With more rooftops often comes increased demand for restaurants, shops, and locally owned businesses — something many growing towns look to cultivate as they mature.
As Holly Ridge expands, so too does interest from buyers who see opportunity in getting into a community during a transformational period. Growth can bring new energy, new amenities, and new investment — while still preserving the coastal charm that drew many residents in the first place.
For those curious about what this expansion means for home values, future neighborhoods, or investment potential, this is a moment worth watching.
