Castle Hayne, N.C.- Ground is broken on the Cape Fear region’s next amenity rich, planned community.
The Sunset Reach neighborhood has been, on one level or another, in the works for roughly 15 years. It was going to be Castle Hayne’s first luxury, gated community, but plans were shelved after the housing bubble burst in 2008. The neighboring River Bluffs holds the honor of being the area’s first upscale development, but now it’s about to have some company.
Three home builders have teamed up with real estate developer 34 North Properties to design the community. Sunset Reach will be located off Rockhill Road just west of Interstate 140. Many of the properties will overlook the Northeast Cape Fear River. Once complete there will be 74 custom built single family homes, plus 65 townhomes.
Lots start at $150,oo0 for interior locations with waterfront lots ranging from $390,000 to $420,000. Custom homebuyers will have the option of working with Hagood Homes, Kent Homes or Kirk Pigford Homes with finished dwellings starting in the mid $600’s.
“What I hear over and over again from clients, is they want to live in an area that is self sustainable, where everything they need and want is already inside their gated community,” said JFB agent Jennifer Reinholt. “They all want perks and amenities. There’s a number of those planned developments in Brunswick County, but now Sunset Reach will give buyers another option without crossing the bridge.”
Neighborhood amenities will include a pool and clubhouse, pickleball court, riverfront boardwalk and gazebo, a 12-acre lake with kayaking, paddle boating plus paddleboarding. Plus the community will sell 16 boat slips that provide deep water access to the Northeast Cape Fear River.
As of this writing the developers have placed the first six lots (three of which are waterfront) on the market. In addition the first home has also been listed. A four bedroom, three bath, nearly 2,900 square foot property is currently under construction by Kent Homes and scheduled for occupancy in mid December. The asking price is $699,000. Sunset Reach is roughly a 10 minute drive to downtown Wilmington, with the nearest beach being 15 minutes away on Wrightsville Beach.
