Located off Highway 17, Magnolia Greens is considered a “sister neighborhood” to Waterford of the Carolinas. There is a street that connects the two communities, but they each have a distinctly different vibe. Waterford is built around a chain of man-made canals, providing a large number of home owners with water views. Think tropical and imagine hundreds of palm trees. Magnolia Greens is built around a 27-hole golf course, providing many owners with lovely golf course views. Think more traditional Southern architecture and lots of live oak trees.
Magnolia Greens was the first major planned community built in Leland, North Carolina. Established in the early 2000’s, it’s made up of more than 1,100 homes including condos, townhouses, patio homes, and custom-built single family homes.
One of the neighborhood’s main appeals is the variety of architecture. There are brick homes, both single and two story, as well as several houses with hardiplank siding. Low country architecture, craftsman, Cape Cod’s and traditional colonials are all popular here.
Neighborhood amenities include a clubhouse, a newly restored fitness center and indoor pool facility, two outdoor pools, walking trails, sidewalks, and tennis courts. Plus the golf course has its own restaurant which residents can visit without ever leaving the neighborhood.
If you like to golf, the course is open to the public. Current green fees for local residents are $60 to ride 18 holes, and $32 for nine.
Magnolia Greens is divided into several smaller communities. Each has its own name and identity. The annual HOA dues range from $654 a year for some of the single family homes, to $3,200 for townhomes where the dues include master insurance, exterior maintenance and yard care.
Magnolia Greens is roughly ten minutes from downtown Wilmington, and 50 minutes to North Myrtle Beach, South Carolina. The closet beach is either on Oak Island or Wrightsville Beach, both about 35 minutes away.
In the last 12 months 47 homes have sold in Magnolia Greens for an average price of $466,587. Magnolia Greens is located in the Belville Elementary, Leland Middle, and North Brunswick School District.
