Marlboro Farms is located off Highway 117 in Rocky Point North Carolina. The first homes in the neighborhood were built in the 1990’s with the most recent homes being constructed between 2017-2018.
There are approximately 35 homes in the neighborhood. The most common style are Cape Cods with wrap around porches. Most of the homes offer three bedrooms, although there are a few that offer four bedrooms. They range between 1,300 and 2,200 square feet. Most of the lots are a half acre with a few that are one acre or more.
Marlboro Farms is the type of place for people who appreciate the charm and distances of the country. Rocky Point, with a population of 1,700 residents, has only a few stores of its own. Residents will do most of their commercial activity in either Castle Hayne (8 minutes away) or Burgaw (13 minutes away.)
Of course that could all change in the near future. Plans are in the works for several new developments, including one that would add 750 homes and likely double the population of the town. More people likely means more commerce, but it could also mean a loss of the country feel that first attracted folks to Rocky Point.
Marlboro Farms has no HOA. The neighborhood also lacks the community amenities found in other areas, like a community pool or playground.
In the last 12 months only one home has sold in the neighborhood. It closed in January for $370,000.
Marlboro Farms is in the Rocky Point Elementary, Cape Fear Middle, HeideTrask High school districts.
