Morgan Cove Plantation is a small subdivision in Pender County with roughly 50 homes that were built between 1992 and 2010 (with a few empty lots that have yet to be developed.) Although it has a Burgaw zip code, the neighborhood sits in an unincorporated part of the county.
Located off Old River Road, the back of the subdivision borders the Northeast Cape Fear River. Consequently, a few of the homes are in the flood zone, but the majority of the neighborhood is outside of it.
This is the type of place for people who want to live in rural surroundings, but still maintain a sense of community. Morgan Cove Plantation has a neighborhood feel, with kids riding bikes and people walking dogs, but once you pull out of the subdivision you are in the country. It is roughly a 10 minute drive to Burgaw, 30 minutes to Topsail Beach and 40 minutes to downtown Wilmington.
Although the homes were built in an 18 year stretch, there is a similar look to all the properties with siding exteriors. The colonial with a FROG (front room over Garage) is one of the most popular styles here. Most of the homes offer three bedrooms and three baths, with several featuring bonus rooms. Lot sizes range from a half acre to an acre and a quarter, and during our visit all of the lawns were beautifully manicured.
Morgan Cove Plantation does not have an HOA, nor does it have the community amenities found in other developments.
The neighborhood is located in the Rocky Point Elementary, Cape Fear Middle, Heidi Trask High school districts.
In the last 12 months a total of five homes have sold in the neighborhood for an average of $360,000.
