How Much do Short-Term Rentals Make?
One of the most common conversations we have is with people who’ve decided they want to buy investment property. They know they are not cut out to be a landlord. They don’t want to hear sob stories on why people can’t make the rent each month. They don’t want to deal with evictions. And so the short-term vacation rental is more their style. Click here to see how one Just For Buyers Realty client made enough money in the 12 weeks of summer to pay all his costs for the entire year.
Potential Hazards of Buying in a Golf Course Community
At the end of last month, another golf course in the tri-county area announced it would be closing. The Farmstead Country Club in southern Brunswick County has been sold to a developer who plans on turning the greens and fairways into a neighborhood of high-end homes. This is the third golf course that has closed in the last several years. And yet homes located on golf courses remain very popular. Luxury Home Sale Streak Extends to 17 Consecutive Months
The home pictured above is one of 53 luxury properties that sold in the tri-county area last month. October marked the 17th consecutive month where the market has seen increases in year-to-year sales. The streak started in June 2020, when experts say the initial fears of COVID were causing people to flee larger northern cities and move to less congested areas. Nearly a year and a half later, high-end homes are still selling at a record clip. Click here to read our luxury report.
Overall Sales Decrease in October but Prices Increase
Even though the luxury market saw an increase, the overall housing market took a step back in October. Sales fell by 23.9% while prices rose by 13.2%.
Our Featured Neighborhood of the Month
The first things you’ll notice about Bayshore Estates are the trees! When built in the 1980s, it’s clear the developers made an effort to preserve as much natural beauty as possible. Although a large neighborhood, (about 500 homes) you still get the feeling that you’re in the middle of the woods. There is a mixture of home styles. Driving around you will see brick, wood, and HardiePlank style siding faced homes. You will see ranches, colonials and even Cape Cods and contemporaries. So far in 2021, a total of 27 homes have sold in the neighborhood for an average price of $449,530. Click here to learn more about this neighborhood.

This year’s Wrightsville Beach Holiday Flotilla will be held on November 27th. This annual celebration kicks off Friday night with the Tree Lighting ceremony. The event is open to the public. The fun continues Saturday with the Festival in the Park featuring over 100 arts and craft vendors, an antique car show, a large play area for children with several inflatables, the always popular Arab Choo Choo, festival food and more. The Flotilla (lighted boat parade) usually begins Saturday at 6:00 pm and is followed by a spectacular fireworks show. Don’t forget to vote via text for both the “People’s Choice” and “Crowd Favorite” awards once the parade starts. For other November events check out our community calendar.
